Bavdhan-An Upcoming Suburb

Nestled in Sahyadri hills, Pune is a metropolis with a pleasant climate and good infrastructure, offering a quality lifestyle for all -- from young and old to homemakers and office goers to entrepreneurs.

Bavdhan is well connected by road, rail and air: The Satara Road; Mumbai-Bangalore Highway; the Mumbai-Pune expressway that goes through Bavdhan; Kothrud bus terminal; and Pune airport is just half-an-hour away.

Last month, the state government approved 170-km Pune Ring Road project and appointed Maharashtra State Road Development Corporation for execution. The proposed road will divert vehicles coming from Mumbai, Nashik, Aurangabad, Hyderabad and Bengaluru, thereby decongesting the roads.

Another recent decision with respect to infrastructure has been to extend the Pune metro line from Vanaz to Chandni Chowk, which is three minutes away from Bavdhan. This will further ease the commute from Bavdhan to various areas of Pune. Once the metro line is ready, residents will comfortably get to commute to distant corners of Pune including Kalyani Nagar, Ramwadi, Swargate and Pimpri-Chinchwad.

These factors are driving the demand for residential apartments in Bavdhan. Likewise, carbon monoxide too was recorded at an average of 0.6 ?g/m3, which proves that the air quality is Good for the people to live.

Considering the price trends in Bavdhan in tandem with the rising demand, the vicinity is also a good choice for investment purposes, promising attractive appreciation in property rates, as well as to spend a healthy life.

The report titled ‘JLL’s Tour of India’s top Residential Hotspots – Pune Edition’ released in December 2019 pegs the value of properties in Bavdhan between Rs 5,458 per square feet and Rs 8,063 per sq ft.
