I have been consistent and committed to the TDR FSI service delivery for over 12 years. I am focused and hold subject matter expertise in TDR FSI, clubbing FSI and the Slum redevelopment area. I continue to add value to the Real estate sector through my advisory business and being actively involved in Real estate Associations like NAREDCO NextGen and Brihanmumbai Developers Association (BDA).

Despite being actively involved in my advisory business and the real estate associations, my professional and spiritual learnings are ongoing. 

What is your roadmap for the organization’s growth?

The Company Integrated Spaces Limited was established in 1985 as a real estate company. Later, it added offering the A to Z services related to Transferable Development Rights (TDR) in the Mumbai Suburban region.

The Group is now engaged in the business of Real Estate Development, Transferable Development Rights (TDR), FSI services and Clubbing FSI services. We believe in creating an impact in the lives of our customers, be it slum dwellers to whom we provide permanent housing, home buyers, or the real estate developers to whom we offer real estate advisory services.

I took charge of the TDR FSI services in 2009, and to date, we have served 1500+ real estate developers and hold 35% of the Market share as far as TDR FSI services are concerned. Recently, the company has added one more service under the name Integrated Awas Advisors, i.e., facilitation of the Clubbing FSI in the form of PTC FSI to the Real Estate developers in the MMR Region.

What are the future goals of the company?

The group aims to focus on the subject matter expertise, i.e., tenant settlement, efficient designing, timely approval of plans, quality construction, TDR FSI services, and Clubbing FSI services.

By 2025, the plan is to hold a 50% market share in TDR FSI services and become a pioneer in offering clubbing FSI services.

We aim to provide homes to another 3500+ families (including tenants, society members, slum dwellers, and new home buyers) from its ongoing & upcoming projects. 

As a group, we continuously aim to be efficient, well-managed, and process driven, committed to delivering value to the home buyers. Our goal is to be known as the most trusted partner of the real estate developers as far as advisory services are concerned.  

What have been your highlight contributions to the industry and the community?

The real estate advisory business offers the services of tenant settlement, the vacation of slums for development, getting the slum dwellers eligible for permanent housing, obtain the Letter of Intent from the Slum Rehabilitation Authority. These services are offered to the larger organization that lacks the expertise in slum redevelopment. In this way, we are contributing to making Mumbai slum-free.

In another part where we offer real estate advisory services, we have played a vital role in policy improvement through government intervention on various instances viz, reducing the time it took for loading TDR FSI on the real estate project from 90 days to 30 days which has now reduced to 15 days under Ease of Doing Business of MCGM.

Automation & digitization of the TDR documentation process helps us serve our clients better and faster. We hold the repository of all the TDR certificates generated from 1999 to till date. This data becomes very helpful for understanding the total market potential and estimating the future supply of TDR in the market.

As a responsible industry professional, how are you creating social impact?

Since 1985, under different slum revamp schemes, we have completed 20+ projects and rehabilitated 1250+ slum dwellers, which is one of the most significant contributions I count toward uplifting a human life. Also, it has directly contributed to the Prime Minister's dream of housing for all and helped the Maharashtra government in its dream of making Mumbai slums free.

The TDR generation vertical of real estate advisory business contributes to creating more public open spaces in the form of the playground and recreational grounds, public amenities in the form of hospitals, schools, etc.

As a Yoga enthusiast and a follower of Jain philosophy, I continue to create a valuable impact on people's lives, personally, professionally, and spiritually.
