Mysuru Urban Development Authority Unable to Develop New Layouts

The disproportionate gap in the demand for new sites and the non-availability of large tracts of land has left Mysuru Urban Development Authority (Muda) grappling with a predicament that is proving difficult to resolve. All that Muda is able to get its hands on are a few acres of land, while the development body requires at least 50 acres to create new layouts.

Consequently, Muda is unable to allot sites to new applicants, and for the past decade, has been pushing for the adoption of a 50-50 site-sharing formula with farmers parting with their land for the layouts. Meanwhile, Muda has simultaneously been pushing for the construction of high-rise structures to meet the demand for housing.

Muda chairman HV Rajeev said, “We are eager to develop new layouts and provide sites to the people, but our hands are tied, given the prohibitive cost of acquiring land, which is proving a major hurdle in undertaking new projects. We have therefore switched our attention to construction of high-rise buildings, and inking site-sharing agreements.”

Demand for sites at affordable prices, meanwhile, has been on an upward spiral in Mysuru city. For the past decade, Muda has not developed a single new layout, and the pendency of applications for new sites has now breached the one lakh-mark.

At Muda’s general body meeting, it was decided that a sum of Rs 150 crore would be disbursed towards upgrading the drinking water project, under which waters from the River Kabini will be supplied to households by the Karnataka Urban Water Supply and Drainage Board. While a sum of Rs 30 crore has already been disbursed, the reminder of the funds will be dispensed following consultations with the government.

“Once completed, we will be able to pump up to 180 million litres of water daily, which is thrice the amount we are drawing today from the Bidirugoodu jackwell. This project will enable us to integrate 50,000 more households into the water supply network,” Rajeev said.
