The Pune Metropolitan Region Development Authority officials said that six town planning schemes would be rolled out this financial year. Of the total six, the work on the Mann Mhalunge town planning scheme has already commenced, said officials.

While work is on regarding issuing of property cards and fresh notification for plots in the flood line area in the Mann-Mhalunge town planning scheme, notification would be issued for three town planning schemes in the next three months, followed by the same for the remaining two schemes, said PMRDA officials.

Chief Minister Eknath Shinde recently spoke about the Greenfield projects and the necessity for pushing forward the town planning schemes in the state. “The six town planning schemes are Mhalunge-Mann, Wadachiwadi, Autande-Handewadi, Manjri-Kalewadi, and two town planning schemes of Holkarwadi,” said deputy collector Ramdas Jagtap and the coordinator for town planning schemes in PMRDA.

The town planning schemes are based on the Ahmedabad town planning model. The town planning schemes have been planned as revenue models for the proposed 128-km ring road of the PMRDA. Altogether 26 town planning schemes are expected along the first stretch of the proposed ring road.

In the case of town planning schemes, 50 percent of the developed land would be returned to the owner. The government would have to appoint an arbitrator for giving a hearing to the landholders for allotting the plots. After the hearing is completed, the draft would again be forwarded to the government for execution of the schemes. The projects are based on the Ahmedabad town planning scheme under which over 78 townships have been developed over 10 years.

The present ring road can cater to many townships, stated the official. The town planning schemes provide a win-win situation for both the administration and landowners as villagers stand to get 50% of the plots in the same area. The official said the challenges include maintaining communication with the villagers. The schemes have been proposed to make the 128-km ring road project self-sustainable.
