Nisus Finance Invests Rs 105 Cr In Shapoorji Pallonji Real Estate Subsidiary

Nisus Finance, a leading real estate credit fund, along with BCD Group as a sponsor and strategic partner of the fund, recently invested in Senior Secured Listed Non-Convertible Debentures (NCD) issued by Suvita Real Estate Private Limited, a wholly-owned subsidiary of Shapoorji Pallonji Real Estate Private Limited, in a total issue size of Rs. 105 crores.

This investment marks the fourth venture of Nisus Finance's flagship "REAL ESTATE SPECIAL OPPORTUNITIES FUND-1" (RESO-1), managed by Nisus BCD Advisors LLP, with a corpus of INR 700 crores over the past 6 months.

The Debentures are listed in the wholesale debt segment of the Bombay Stock Exchange.

The investment, towards a land parcel of 12.16 acres located in Manjari-Budruk, Pune, is to assist the SPRE group in accelerating its assets in Pune within the mid-income affordable housing space. The land has the potential to be developed as an affordable housing mixed-use township with a saleable area of ~2.1 million square feet. The subject land is part of a larger layout being developed by the Shapoorji Pallonji Group. Located in the eastern part of Pune, Manjri Budruk is one of the fastest-developing suburban localities of the city that has witnessed significant sales and value appreciation over the past three years, being on the Pune-Solapur Road (National Highway 9).

Nisus Finance (NiFCO) is focused on identifying highly value-accretive opportunities within real estate projects, offering enhanced yields and robust asset cover to unlock substantial value through structured capital. These investments are meticulously selected for their profitability and risk mitigation, focusing on key micro-markets across seven major metros with short to medium investment tenures.
