The Benefits of Turnkey Interior Contracting
-Authored by Raghav Kapur, Assistant Vice President, SILA The term ‘turnkey’ refers to a service where the Project Manager takes responsibility of the entire process, from design, to manufacturing, to completion to the set-up which includes communications and transactions with designers, civil engineers, electrical and plumbing contractors, labourers, painters, welders, etc. In other words, it’s a ‘One stop all’ destination for the client. Let’s look at a few ways that a Turnkey Interior Contracting benefits the client: -   Design Needs - A turnkey solution provider is well qualified to understand your design needs completely. Considering that he has the knowledge of the processes from the design stage to a completion stage, he is in a position to execute the design exactly as per your requirements. For e.g. if it’s a commercial space he is well aware that the project needs to be functional and ergonomic leading to a productive work environment. The design and the implementation is always in sync in a turnkey interior contracting.   Reduction in Costs – With design, manufacturing and installation handled by one project manager, it saves you time and money both. For a turnkey project manager, it’s easier to get an overall discount from the vendors on separate services resulting in to a reduction in the overall costs of the project. Plus, when you outsource entirely you don’t need to hire your internal employees for the project execution again leading to a reduction in the weightage on the company’s payroll.   Single Invoice and Payment – No multiple invoices or payments. With a single turnkey solution provider, you do not have to worry about numerous vendors, quotes and negotiations. This besides streamlining the entire project, will help you keep a track of your payments along with the budget. Additionally, with a single provider there will be less overheads considering there would not be any last minute additional invoices from more than one vendor.   Better Quality – Again, when you have a single manager handling your project from concept to completion, it is easy to commit to a higher quality outcome. From the beginning the project manager can set the level of quality required from each team – design, manufacturing and installation ensuring that they all do give the same level of quality leading to superior quality of delivery of the entire project. This is always difficult with multiple companies as there are unexpected setbacks which lead to a delay in process considering that the faults need to be rectified hence affecting the quality as well.   Fixed Timeline – The strategy for every turnkey interior project is planned in advance which ensures systematic implementation of the processes. This includes allotting a specific time period to every step, which means that the project does get delivered on the timeline committed. Considering that all the details and processes are finalized in the beginning, there is less time required for approvals hence leading to a quicker delivery of the project.   Single Responsibility – Finally, in a turnkey interior contracting, the entire responsibility of the project is owned by one single person/company.  This results to a lesser liability for the client, all they have to do ensure is that the service provider has everything they need to complete the project from the beginning to the end. Also, it there any gaps during the implementation, the client will not have to worry about dealing with multiple vendors and the rectification. Though the project manager here does take the guarantee of delivering the project as understood and agreed upon in the contract from the beginning and works accordingly. To conclude, a turnkey interior contract is a win-win today for both – the client and the project manager.
