In a landmark move for India’s commercial real estate sector, Smartworks Coworking Spaces Limited has signed a license agreement for over 815,000 sq. ft. at Eastbridge, Mumbai—making it the world’s largest managed office campus. Developed by Regalia Office Parks, the commercial arm of the Niranjan Hiranandani Group, Eastbridge is set to become a benchmark in workspace innovation, sustainability, and scale.
Strategically located in Vikhroli (W) on LBS Marg, the campus offers unmatched connectivity via Central Railway, JVLR, upcoming metro lines, and a planned flyover to the Eastern Express Highway. Scheduled to go live in Q4 2026, Eastbridge will feature WELL and IGBC-certified infrastructure, integrating wellness zones, amphitheatres, super-tree greenscapes, and a Miyawaki forest—designed to foster collaboration and productivity.
Neetish Sarda, Founder & MD of Smartworks, called the partnership “a milestone in our journey to redefine the future of work.” He added, “Eastbridge goes beyond conventional workspaces—it’s a people-first campus built for scale, sustainability, and enterprise growth.”
Niranjan Hiranandani, Chairman of the Hiranandani Group, echoed the sentiment: “Eastbridge reflects our belief in design-led, sustainable development. Smartworks’ operational excellence makes them the ideal partner to bring this vision to life.”
With this addition, Smartworks now operates six campuses across India with over 500,000 sq. ft. each, reinforcing its leadership in the managed campus model. The announcement follows its recent expansion at Tata Realty’s Intellion Park, Navi Mumbai, and signals a new chapter in India’s workspace evolution—where infrastructure meets ambition.
