Aldar has announced the record-breaking sale of an eight-bedroom mansion in Faya Al Saadiyat for AED 400 million, making it the most expensive residential property ever sold in Abu Dhabi. Located on Saadiyat Island’s pristine beach and nestled within the Saadiyat Beach Golf Club, the estate spans 6,561 sqm and offers uninterrupted 360-degree views of water and greenery.
The mansion features a private car gallery, golf simulator, in-house cinema, and wellness and fitness suites, redefining bespoke living with architectural sophistication and complete privacy. Designed by 1508 London Interior Design Studio and Nordic Office Architects, the residence blends indigenous materials, minimalist aesthetics, and Italian-made finishes, anchored by a private beachfront pool.
This milestone follows Aldar’s previous record sale of a AED 137 million penthouse at Nobu Residences Abu Dhabi, underscoring the emirate’s growing appeal among high-net-worth individuals, long-term residents, and international investors. In H1 2025, Aldar recorded AED 5 billion in sales on Saadiyat Island, with 86% of buyers being expatriates, including nationals from Russia, France, UK, China, and the US.
Faya Al Saadiyat is a gated community of 21 super-luxury homes, including two eight-bedroom mansions and 19 six- to seven-bedroom villas, scheduled for completion in 2028. The development is targeting Estidama 3 Pearl rating and Fitwel certification, integrating sustainability through energy efficiency, water conservation, and carbon reduction measures.
According to Aldar Development CEO Jonathan Emery, the transaction sets a new benchmark for luxury living in Abu Dhabi, while ADREC’s Ghazi Saeed Al Ateibi emphasized the emirate’s reputation as a transparent, investor-friendly global real estate hub. The sale reflects Abu Dhabi’s long-term vision, supported by progressive policies and strategic investments in culture, infrastructure, and entertainment.
