London-based property investment firm, Source Property Investment is entering the Indian market by offering a limited number of luxury apartments at the Gas Holder at the Oval, arguably one of the world's most iconic cricket grounds.
In addition to reflecting on the Gas Holder properties and Source's upcoming event to showcase the apartments in Mumbai, Tom Jewell, Founder and former England cricketer Chris Tremlett, Director of the company share insights into UK property market and scope for international investors.
Please share your journey from cricketing to property investment.
Tom Jewell - During my cricket career, I worked with various property companies, particularly while playing in Australia and London. I started helping fellow cricketers make smarter investment decisions in the UK property market. Chris joined me in 2010, and with our shared passion for property, we began assisting people outside of the sports world, individuals from financial services and business owners in the UK. I found Source Property Investment in 2014. My family has always been involved in property, and we’ve built our wealth through UK property investments. Over time, we built a strong base of high-net-worth investors and began managing the properties we helped them acquire. A key part of our success is managing all of our clients’ properties across the UK, from London to other cities. Interestingly, some of our biggest clients in the UK were originally from India, and they began asking why we weren’t helping their friends and colleagues back home.
Chris Tremlett - Having experience in property investment with an extensive portfolio of my own, I started helping fellow cricketers make smarter investment decisions. After retiring from the game due to an injury, I joined my friend and fellow cricketer at Source Investment to initially help sports persons with their investment journey for the future. We are now assisting people outside of the sports world, from individuals from financial services to business owners in the UK. In the last two years, we’ve been travelling to India frequently, and as part of our expansion, we’re now focused on helping high-net-worth individuals in India make better property investment decisions in the UK.
What should international investors consider when investing in UK properties?
Tom Jewell - The key to successful property investment is understanding your goals. It’s not just about buying properties; it’s about structuring your investments to align with your objectives. For international clients, this is especially important as they may not be familiar with local market conditions, tax implications, or the practicalities of property management. Cities like Sheffield and Leeds are great for rental yields, while Manchester offers solid capital appreciation. London, of course, remains a top choice, particularly for international investors. We take care of everything at Source Property Investment, from sourcing the right properties to managing them. This hands-on approach gives our clients the peace of mind that their investments are in safe hands.
What is the expected return on investment that UK properties can offer?
Chris Tremlett - The UK property market has been remarkably resilient, and I’ve witnessed first-hand how property investment can yield great returns. When we started, yields were around 6-7%, but now many of our clients are seeing 10% or more returns. Much of that success is due to the long-term nature of property investment; the longer you hold, the greater the returns. for those looking to invest in UK, I always recommend focusing on areas poised for appreciation over the years. Cities like Sheffield and Leeds are currently offering excellent yields and experiencing a lot of investment and growth. Manchester is definitely a city to watch for those looking for capital appreciation. It’s attracting significant global attention, especially from investors in the Middle East and the Far East. And, of course, London remains a strong market with its long history of steady returns. Over the last 25 years, London has delivered positive returns in 21 of those years.

This project is exciting because the old Gas Holder is being transformed into high-end flats, offering breathtaking views of the cricket ground. The development, known as Oval Village, is being constructed to the highest standards, and it presents a once-in-a-lifetime chance for cricket fans to invest in a property with such deep historical significance.
What are your expectations from the foray in Indian market?
Tom Jewell - We’re excited about our upcoming event in Mumbai. Over the last two years, we’ve built strong relationships with Indian investors and seen a growing interest in UK property. Our event will be a formal launch of Source Property Investment in India, and we’re looking forward to meeting new and familiar faces.
Chris Tremlett - We’ll also be exclusively launching the gas holder project to the Indian market, and we’re confident that there will be strong interest. The event is invite-only and is already almost sold out, so we’re looking forward to a great turnout and meaningful conversations with investors.
Cricket is common to you both. What are the learnings of the game that you have brought to the business of real estate.
Chris Tremlett - Cricket teaches many transferable skills. One of the biggest lessons I learned was the importance of teamwork and collaboration. In property, we work with experts to deliver results for our clients. Cricket also instilled in me the values of discipline and focus, essential in property investment. When we first launched Source Property Investment, we started as a small team, but we built it up using the same leadership principles and team dynamics I learned during my cricket career.
Tom Jewell - Patience has been one of the biggest lessons I took from Cricket. Both in Cricket and property, consistency and long-term thinking are key. You can’t rush success. In Cricket, you must be patient, wait for the right opportunities, and apply pressure over time. The same applies to property investment; if you remain disciplined and patient, your investments will grow steadily.
