Gurugram has emerged as India’s leading city for residential launches by value, with projects worth Rs. 1.38 lakh crore launched across 23,809 units in 2025, according to property data firm PropEquity. The National Capital Region (NCR) recorded residential launches worth Rs. 2.16 lakh crore across 50,167 units during the year, underscoring the region’s growing prominence in India’s premium housing market.
The rise in luxury housing has prompted developers to expand their offerings, while festive-season campaigns are being used to attract prospective buyers. With Navratri and Diwali traditionally considered auspicious occasions for property purchases, developers across Gurugram and Faridabad are rolling out incentives and launching new phases of residential projects.
PropEquity’s data showed that Gurugram’s average residential launch value exceeded Rs. 6 crore per unit in 2025, placing it ahead of Bengaluru, which recorded launches worth Rs. 1.30 lakh crore across 72,250 units, and Mumbai, which recorded Rs. 1.27 lakh crore across 29,627 units.
Gurugram also recorded approximately 7,430 residential launches priced above Rs. 5 crore, surpassing Mumbai’s nearly 5,710 units. The city accounted for nearly 60% of NCR’s residential sales value of around Rs. 1.63 lakh crore in 2025, highlighting its importance to the region’s housing market.
Nationally, the value of residential launches priced above Rs. 5 crores rose nearly 18-fold, from Rs. 12,223 crores in 2020 to Rs. 2,39,996 crores in 2025, according to PropEquity. The report also noted that property values in NCR have appreciated by around 450% since the Covid-19 pandemic, compared with an average appreciation of 250% across other cities.
The region’s inventory overhang declined to 12 months in 2025 from 43 months in 2014, indicating improved inventory absorption.
Housing demand picks up ahead of festive season
Residential demand across India increased 8.2% quarter-on-quarter in July-September 2026, according to Magicbricks’ PropIndex report. The report pointed to improving buyer interest ahead of the festive season, although demand remained below year-ago levels.
Homes priced above Rs. 3 crore recorded notable demand growth in Greater Noida, Bengaluru and Noida, reflecting continued interest in premium properties across select markets.
The report found that homes measuring 750-1,250 sq. ft accounted for the largest share of buyer demand, followed by properties measuring 1,250-2,000 sq. ft. Two-bedroom and three-bedroom apartments remained the preferred configurations.
Supply trends varied across cities. Active residential listings declined in Gurugram, while Bengaluru, Noida and Hyderabad recorded increases. Property prices in Gurugram and Greater Noida remained relatively stable during the quarter.
Developers introduce Navratri offers
BPTP Limited has launched its festive campaign, ‘BPTP Pushpanjali’, for residential projects in Gurugram and Faridabad. Homebuyers booking properties during the campaign period can receive additional benefits, including a 20-gram gold coin, white goods and smart home technology, subject to project-specific terms and conditions.
Saurabh Paliwal, Senior Vice President, Sales, BPTP Limited, said the campaign aims to make homeownership more rewarding during a period associated with auspicious beginnings. He added that the company intends to connect the festive spirit with the aspiration of owning a home.
Meanwhile, Roots Developers has opened sales for Phase 3 of Roots Courtyard 2, its plotted residential development in Sector 95A, Gurugram. The launch follows the sell-out of the first two phases and comes amid continued interest in planned plotted developments.
Jitender Yadav, Director, Roots Developers, said homebuyers have become more cautious and value-conscious, with greater emphasis on developers’ track records, infrastructure connectivity and project delivery timelines.
He said end-users are prioritising larger residential layouts and long-term liveability, while investors are focusing on premium properties in locations supported by credible developers and infrastructure. Yadav added that the market is likely to reward developers offering disciplined pricing and reliable delivery rather than relying solely on festive marketing campaigns.
Premium housing remains central to NCR’s growth
NCR’s residential market continues to reflect demand across different price segments, even as luxury housing accounts for a growing share of launch values in Gurugram. Improving inventory absorption and renewed festive-season interest are providing developers with an opportunity to attract buyers through new launches and promotional schemes.
Alongside BPTP Pushpanjali and the launch of the third phase of Roots Courtyard 2, JMS Group has also introduced its ‘Navratri Nav Rewards’ campaign.
The performance of these initiatives will depend on how effectively festive incentives translate into bookings in a market where buyers are increasingly weighing property prices, location, infrastructure and delivery commitments before making purchasing decisions.
