According to Knight Frank India’s research report, Guwahati recorded an exponential rental appreciation of 38% YoY, which is the highest amongst all 58 high streets across 29 Indian cities in the country in 2023. High street rental rates in Guwahati have surged to INR 200-250 per square feet per month during the period.
High streets like Guwahati-Shillong Road have seen substantial demand from brands vying for prime locations, which has driven rental prices upward and strengthened the city’s retail profile.
Guwahati’s retail expansion is not limited to high streets. The city’s shopping centre density stands at just 76 sq metres (816 sq ft) per 1,000 people compared to the highest density, within Tier 2 cities of 175 sq mt (1,884 sq ft) per 1,000 people in Mangaluru. Presenting a significant opportunity for shopping centre developers to address the growing demand for organised retail space.
The operational shopping centres in the city host 183 retail outlets, out of which 106 are Indian origin, while those of international origin are 77 outlets.
