Mumbai has the highest proportion of properties offering power backup among 15 major Indian cities, with 69.9% of homes currently listed for sale providing the facility, according to a new study by eXp India. Navi Mumbai follows closely at 68.7%, while Pune ranks third at 66.2%.
The analysis examined 747,721 properties listed for sale across India, of which 310,684 offer power backup. This represents 41.6% of the total available housing stock, meaning more than four in 10 properties on the market provide this facility.
The findings highlight significant differences in the availability of power backup across India's major housing markets, making it an important consideration for homebuyers evaluating properties and their everyday requirements.
Among the cities analysed, Mumbai recorded the highest share of properties offering power backup, followed by Navi Mumbai and Pune. Surat ranked fourth, with 52.6% of properties listed for sale providing the facility, while Ahmedabad completed the top five at 46.5%.
The data indicates that power backup is more prevalent in the three leading markets than in the other cities featured in the study. Mumbai's share of 69.9% is 28.3 percentage points higher than the national average of 41.6%.
Navi Mumbai's share exceeds the national average by 27.1 percentage points, while Pune's is 24.6 percentage points higher. Surat is also above the national average, with a difference of 11 percentage points.
Practical Amenities Gain Importance in Homebuying Decisions
Sam Chopra, President of eXp India, said homebuyers must consider a property's practical features alongside its size, location and appearance when deciding whether it meets their needs.
He noted that power backup is already a prominent feature in the Indian property market, with more than four in 10 homes listed for sale across the country offering the facility. However, its availability varies considerably between cities, with Mumbai, Navi Mumbai and Pune recording particularly high proportions.
Chopra said buyers should assess the complete range of amenities offered by a property to determine whether it suits their daily requirements.
Power backup can provide greater convenience during electricity interruptions, particularly for households that depend on electrical appliances and equipment for their everyday activities. Its availability may therefore be one of several practical considerations for buyers comparing homes in different locations.
Data Covers More Than 7.47 Lakh Property Listings
The eXp India study assessed 747,721 properties listed for sale across the country and identified 310,684 properties offering power backup. The research also examined listings across 15 major Indian cities to compare the availability of the facility in different housing markets.
The property listing data was sourced from 99acres and collected on September 1, 2026.
While the national findings show that 41.6% of listed properties offer power backup, the city-level results reveal substantial differences in availability. Mumbai, Navi Mumbai and Pune lead the comparison, with more than 66% of listed properties in each market offering the feature.
The findings provide homebuyers with an additional parameter for comparing properties, particularly when practical amenities form part of their purchasing requirements.
