Signature Global reported pre-sales of Rs. 1,830 crore in the second quarter of FY27, down 7% quarter-on-quarter and 9% year-on-year, as the real estate developer continued to see strong demand for its residential projects.
Collections rose 51% QoQ to Rs. 1,010 crore in Q2FY27, compared with Rs. 670 crore in the previous quarter and Rs. 930 crore in Q2FY26.
The company sold 454 housing units during the quarter, more than double the 226 units sold in Q1FY27, marking a 101% QoQ increase. However, unit sales remained 19% lower than the 560 units sold in Q2FY26.
Average sales realisation increased to Rs. 17,122 per sq ft in Q2FY27 from Rs. 15,250 per sq ft in FY26, a 12.3% rise. The improvement was driven partly by the launch of Tonino Lamborghini Residences on Southern Peripheral Road in Sector 71, Gurugram.
For the first half of FY27, Signature Global reported pre-sales of Rs. 3,800 crore, down 18% from Rs. 4,660 crore in H1FY26. The company sold 680 units during the period, compared with 1,338 units a year earlier. Area sold stood at 1.60 million sq ft, down 46% YoY.
Collections during H1FY27 stood at Rs. 1,680 crore, a 10% decline from Rs. 1,860 crore in H1FY26. The developer also expanded its land bank during the quarter, adding 194.22 acres in Farrukhnagar, Gurugram, through acquisitions and collaboration arrangements. The parcels have an estimated development potential of around 6.77 million sq ft, adding to the company's future launch pipeline.
At the end of H1FY27, Signature Global's net debt stood at Rs. 450 crore, compared with ₹200 crore at the end of FY26. Despite the increase in debt, the company maintained cash and bank balances, including fixed deposits, of Rs. 2,420 crore.
Chairman and Whole-Time Director Pradeep Kumar Aggarwal said the quarter reflected strong execution and financial progress, with higher collections indicating sustained customer confidence. He also pointed to the response to Tonino Lamborghini Residences as a factor behind the improvement in average sales realisation.
The company has also entered Gurugram West's ultra-luxury residential segment with a farmhouse villa project, which it expects to add another growth avenue to its portfolio.
