Second homes in India are finding a growing audience among NRIs, and the trend is picking up pace as suburban markets across major states undergo rapid transformation. Industry estimates suggest NRI investment in Indian real estate is expanding at an annual growth rate of around 9.2 percent in 2025. The shift isn’t limited to luxury metros anymore. Well-planned suburban pockets, driven by new roads, modern housing and strong economic anchors, are emerging as the preferred destinations for long-term buyers living abroad.
- Andhra Pradesh
In Andhra Pradesh, the suburbs around Vizag have become early standouts. Anandapuram, once a quiet stretch on the outskirts, is now drawing serious attention from NRIs looking for serene but well-connected neighbourhoods. Road expansions worth ?175 crore are underway here to improve access to the upcoming Bhogapuram Airport. Nearly 400 acres have also been taken up by VMRDA for planned development. Madhurawada offers a more urban flavour, with large high-rises, quick access to NH-16 and the airport, and a World Bank-backed sewerage project that strengthens the area’s long-term liveability. VMRDA’s approval for six 50-storey towers signals the kind of vertical, modern living many NRIs prefer.
2. Telangana
Telangana’s western corridor has been a magnet for global professionals for over a decade. That momentum continues in Kokapet and Gachibowli. Kokapet’s new trumpet flyover link to the Outer Ring Road has trimmed travel time to the airport and the Financial District. Projects like Eka One are catering directly to NRIs looking for quiet luxury. Gachibowli, already home to many multinational offices, continues to expand its infrastructure. A new multi-level flyover opening soon is expected to ease pressure at one of the city’s busiest junctions. Large mixed-use projects, including a 7-lakh-sq-ft high-rise by Shriram Properties, promise a blend of housing, retail and workspace. Kharadi, meanwhile, has moved into the premium league. Big-ticket projects like Godrej’s 16-acre development in Upper Kharadi are drawing buyers who want upscale homes with solid connectivity. An approved flyover from Viman Nagar to Kharadi is expected to ease traffic from the airport corridor.
4. Haryana
In Haryana, Gurugram’s Southern Peripheral Road has turned into a serious high-growth zone. Wide roads, business access and new luxury launches have doubled property values in just five years. More than ?50,000 crore worth of projects have already been launched here since 2022, with an equal amount planned. Nearby, the Golf Course Extension Road continues to attract premium investments. Delhi NCR’s Sector 150 in Noida appeals to NRIs seeking greenery, low-density living and strong connectivity. The zone has a mix of townships, sports-themed communities and premium apartments. With the Noida International Airport at Jewar progressing and metro lines expanding, buyers see it as a stable long-term option. - Tamil Nadu
Chennai’s OMR and Velachery represent two contrasting yet complementary choices. OMR offers a tech-driven stretch of apartments, gated communities and corporate hubs. Flyovers coming up at SRP Tools and Perungudi will ease traffic even as authorities address sewerage and drainage challenges raised during recent inspections. Velachery remains a more traditional, well-connected suburb with strong access to the airport and OMR. Road-widening plans and a new township near the MRTS station add to its appeal.

In Gujarat, Ahmedabad’s SG Highway leads the way with metro expansions, redevelopment and high-end commercial projects like Million Minds Tech City reshaping the corridor. Prahlad Nagar, with its established social infrastructure and greener zoning, is benefiting from the city’s surge in plotted development and commercial launches.
