Expressing disappointment over certain provisions pertaining to floor space index (FSI) under recently implemented common GDCR (General Development Control Regulations) in the state, city-based real estate developers have requested the state government to increase FSI in Ahmedabad on the lines of Surat and Vadodara.
While announcing the implementation of common GDCR last month, the government also revised FSI for Surat and Vadodara. In Surat, for plots or properties coming up in 200 meters periphery alongside 45 meter wide roads were granted FSI of 4, while 3.6 FSI was given for construction in 200 meters peripheral areas on roads wider than 36 meters in Vadodara and Surat.
In case of Ahmedabad, FSI of 4 is applicable in city’s transit oriented zone (TOZ)-areas alongside BRTS and metro rail route, while applicable FSI in areas other than TOZ is 2.7 (including chargeable FSI).
Gujarat Institute of Housing and Estate Developers (GIHED), the Ahmedabad chapter of Confederation of Real Estate Developers' Associations of India (CREDAI) has written a letter to the state urban development department and deputy chief minister Nitin Patel urging the government to increase FSI for Ahmedabad.
According to the realtors’ body, if FSI is not raised in areas outside transit oriented zone at a time when Ahmedabad is witnessing rapid growth, it will affect the development and residential houses will become costlier.
