In this conversation with Realty+, Sunny Bijlani, Managing Director of Supreme Universal, talks about the group’s philosophy of creating homes that balance innovation with integrity. From ultra-luxury developments like ArtVeda in Pali Hill to large-scale projects like Estia in Pune, and over 40 redevelopment ventures, Bijlani shares how design, precision, and empathy drive every decision. He also reflects on how sustainability, transparency, and a zero-debt approach have become key to shaping Supreme’s legacy and future direction.

With over 75 landmark projects across Mumbai and Pune, including Supreme ArtVeda, Estia, Villagio, and Supreme Towers, how does Supreme Universal decide which segments (ultra-luxury, mid-premium, redevelopment) to prioritize in different urban locations?

The character of the micro-market leads our portfolio strategy. A land parcel in Pali Hill naturally lends itself to an ultra-luxury offering, while locations like Baner or Somatane allow us to create mid-premium or integrated residential experiences. In areas with existing residents, we focus on redevelopment. But for us, it’s never about segmentation alone. Every project starts on the drawing board. What remains consistent across all categories is our commitment to good design, refined aesthetics, and a deep understanding of the people who will live there. We don’t replicate formats. We respond to the rhythm of the location and the aspirations of the community while staying true to our core values of detail, design, and trust.

Supreme Estia in Pune achieved full possession of over 600 units on schedule, generating approximately Rs. 750 crore in revenue and delivering significant value appreciation. What key project management and construction practices enabled this timely delivery and customer trust?

At Supreme, timely delivery has never been a compliance metric; it’s always been part of our DNA. Even before regulatory frameworks like RERA came into play, we were committed to handing over homes as promised. Supreme Estia in Pune is a reflection of that culture. Over 600 units delivered on time, Rs. 750 crore in revenue, and significant value appreciation; none of that happened by chance. It was the result of precise planning, a tightly aligned execution team, and minimal external dependencies. As a zero-debt company, we operate with financial independence, which allows us to prioritise execution and ensure that customers receive a product that is uncompromised in quality and delivered with care. Because we understand the emotions tied to every home, and we honour that trust.

ArtVeda in Pali Hill won the Ultra Luxury Project of the Year award (CREDAI-MCHI) for its blend of spiritual-inspired design, luxury detailing, and contextual elegance. How do you balance architectural innovation with local heritage and buyer aspirations in such signature developments?
ArtVeda was conceived as more than just an ultra-luxury residence. It's a visual and sensory composition where artistry meets architecture, rooted deeply in the cultural rhythm of Pali Hill. Architecturally, the façade integrates clean vertical lines with textured surfaces and a refined palette of glass and metal. Design details like shading elements and façade projections help optimize daylight and reduce heat gain. These are choices made to enhance comfort and elevate experience. Inside, each home carries the soul of Indian art expressed through minimalist volumes, sculptural detailing, and curated finishes in collaboration with Le Sutra. The result is a refined, emotionally resonant space that reflects both timeless aesthetics and modern aspirations. Winning the Ultra Luxury Project of the Year was a validation of the intent behind ArtVeda - where every element of design serves meaning, clarity, and lived beauty.

Supreme Universal boasts over 40 successful redevelopment projects in Mumbai and Pune, often transforming heritage societies into design-driven landmarks. What is your approach toward community engagement, regulatory collaboration, and ensuring a value-added outcome for existing residents?

Redevelopment isn’t just a real estate exercise. It’s a human one. When we enter a redevelopment project, we’re engaging with people who are entrusting us with their homes, their memories, and their future. That brings a level of responsibility that goes far beyond any agreement. At Supreme, we approach redevelopment through transparency, empathy, and a strong design-led lens. Members aren’t just land partners; they become long-term ambassadors of the project. We involve them in layout planning, we guide them through legal and financial nuances, and we deliver homes that are not just better, but more valuable. It’s natural for societies to compare offers based on area, corpus, and rent. But the real differentiator is the final product’s market value. A few extra feet won’t transform your lifestyle, but a well-designed building that commands 15 to 20% more in the resale market certainly will. That’s the kind of value we aim to create. We also advise societies to look beyond paperwork. What matters is whether a developer has the financial strength, track record, and execution capability to take a project from agreement to construction without delay. That’s where the Supreme brings assurance. With decades of experience, zero debt, and a reputation for timely delivery, we take on redevelopment not as business as usual, but as a promise, one that impacts generations.

From BIM-enabled design workflows and LEED-certified developments to smart automation and water-conservation systems, how are emerging technologies and sustainability shaping Supreme Universal’s future project strategy?

For us, innovation is not about ticking boxes. It’s about making better choices. We don’t chase trends. We adopt what’s meaningful and sustainable in the long run. We may not use BIM or collect certifications as a rule, but our approach to design, materials, and space planning is forward-thinking. Whether it's creating better airflow in dense urban contexts, optimising layouts to reduce inefficiency, or selecting finishes that age gracefully, every decision is made with longevity and lived experience in mind. Sustainability begins at the drawing board. It’s in the timelessness of the architecture, the ease of maintenance, and the emotional comfort of a space that simply works. That’s what future-ready means to us.
