Karan Johar-led Dharma Productions has leased a new office space at the Lotus Signature commercial complex in Andheri (West) for a starting monthly rent of ?15 lakh, according to property registration documents accessed by Square Yards. The lease covers an area of 5,500 square feet and will run for four years.
The office, located on the eighth floor of Lotus Signature, has been leased from a Mumbai-based landlord. The agreement includes a 5% annual rent escalation, meaning the rent will rise to Rs. 17.36 lakh per month by the final year of the lease.
Over the entire lease term, Dharma Productions is expected to pay about Rs. 7.75 crore in rent. Additionally, the deal involves a security deposit of Rs. 1 crore and a stamp duty payment of Rs. 2.04 lakh.
Founded by Yash Johar and now helmed by Karan Johar, Dharma Productions is one of India’s most prominent film production houses. Known for blockbuster movies like Rocky Aur Rani Kii Prem Kahaani and Brahm?stra, the studio continues to be a key player in Bollywood’s entertainment ecosystem.
In 2023, Adar Poonawalla, CEO of Serum Institute of India, acquired a 50% stake in Dharma Productions for Rs. 1,000 crore, further cementing the company’s financial strength and expansion plans.
Lotus Signature, developed by Sri Lotus Developers and Realty, is headed by real estate developer and film producer Anand Pandit. The high-end commercial project in Andheri’s Veera Desai Road area has become a popular choice among celebrities and entertainment professionals.
Several well-known names from the film industry, including Amitabh Bachchan, Kajol, Ajay Devgn, Kartik Aaryan, Sara Ali Khan, and other prominent producers have purchased or leased offices in the same building.
The area surrounding Veera Desai Road is a hub for Mumbai’s film and TV industry, housing major production studios such as Yash Raj Films and T-Series. The location offers excellent connectivity and a creative ecosystem, making it a preferred address for production houses and media companies.
Industry experts see Dharma’s new lease as part of its broader strategy to expand operations and strengthen its corporate footprint in Mumbai. With growing investments and upcoming projects, the move signals Dharma’s continued dominance in India’s entertainment sector.
