As Diwali 2025 approaches, the Maharashtra Real Estate Regulatory Authority (MahaRERA) is working to ensure that new housing projects comply with all legal, technical, and financial standards before receiving approval. The festive season, particularly Dussehra and Diwali, has long been a key period for real estate launches, as developers aim to capitalise on auspicious timings and increased buyer interest.
This year, MahaRERA has taken significant steps to facilitate project approvals ahead of the celebrations. A total of 809 applications were approved recently, covering new project registrations, extensions of existing project timelines, and corrections to ongoing projects. To achieve this, MahaRERA’s workforce worked tirelessly around the clock.
On the eve of Dussehra alone, 200 projects were granted certificates of approval, marking the first time such a large number of projects received registration numbers on this auspicious day. Among the 809 approved projects, 405 were new registrations, 209 received extensions, and 195 involved corrections to existing projects.
City-wise Distribution of Approved Projects
The approvals were spread across Maharashtra, with Pune leading the pack. The city accounted for 122 projects, while nearby areas contributed smaller numbers: Satara (6), Kolhapur (4), Sangli (4), and Solapur (3).
The Mumbai Metropolitan Region (MMR), including Greater Mumbai, saw a total of 197 approvals, distributed as follows: Mumbai city and suburbs (63), Thane (58), Raigad (41), Palghar (22), Ratnagiri (9), and Sindhudurg (4).
Other regions across Maharashtra also recorded significant approvals:
- Vidarbha: 31 projects (Nagpur 20, Amravati 5, Akola 4, Chandrapur 2)
- Khandesh: 29 projects (Nashik 23, Ahilyanagar 5, Dhule 1)
- Marathwada: 9 projects (Chhatrapati Sambhajinagar 5, Jalna 3, Latur 1)
Six-Month Snapshot of Approvals
Looking at a broader timeframe, between 25 April and 25 September 2025, MahaRERA approved 4,940 project proposals in total. Of these, 2,039 were new housing project registrations, 1,748 involved timeline extensions, and 1,153 were for corrections to ongoing projects.
This surge in approvals reflects the real estate industry’s strategic focus on launching projects during the festive season, a period traditionally associated with high buyer engagement and positive sentiment. By fast-tracking approvals for projects that meet regulatory standards, MahaRERA is helping developers align launches with these key market periods while maintaining compliance with legal, technical, and financial requirements.
