Dubai South has strengthened its position as one of the emirate's fastest-growing real estate destinations, recording sustained growth in residential sales and attracting increasing interest from both investors and end-users.
According to a new market analysis, Dubai South emerged as Dubai's top-performing property market for the third consecutive month in May, highlighting the area's growing importance within the emirate's broader urban expansion strategy.
Transaction Volumes Continue to Climb
Dubai South recorded 1,357 residential sales transactions worth AED 1.6 billion in May, reflecting a 15.9 per cent increase in transaction volume compared to April.
The performance also marked the seventh consecutive month that Dubai South ranked among Dubai's top five real estate markets, underscoring the area's consistent momentum amid a competitive property landscape.
Market data shows that residential transaction volumes in Dubai South have increased by 36.4 per cent since the end of February, indicating sustained buyer confidence despite broader regional uncertainties.
Off-Plan Sales Drive Growth
A significant share of the growth has been driven by developer-led off-plan sales. Off-plan transactions rose 24.8 per cent in May to reach 1,233 deals, following a 35.7 per cent increase recorded in April. Combined, off-plan sales have surged nearly 58 per cent since February, making them a key driver of activity in the area.
Industry experts attribute this trend to Dubai South's long-term development prospects, competitive pricing and expanding infrastructure network.
According to Firas Al Msaddi, CEO of fäm Properties, growing transaction volumes reflect strong confidence in the area's long-term potential as an integrated urban and business hub.
He noted that investor interest continues to be supported by Dubai's long-term development vision, particularly the expansion of Dubai World Central, which is expected to become the world's largest airport.
Dubai Market Maintains Momentum
The broader Dubai property market also continued to perform strongly in May. Data from DXBinteract showed that the emirate recorded 10,281 property sales transactions worth AED 28.9 billion during the month.
Apartments accounted for the majority of activity, with 8,772 transactions valued at AED 14.6 billion. Villas contributed 1,037 sales worth AED 7.2 billion, while plots generated 133 transactions valued at AED 4.2 billion.
The commercial segment, including offices and retail spaces, recorded 335 transactions worth AED 2.9 billion.
Average property prices across Dubai increased 3 per cent year-on-year, reaching AED 1,650 per square foot, reflecting continued resilience in the market.
Primary Market Remains Dominant
Primary sales continued to dominate market activity in May. Developers accounted for 7,595 transactions worth AED 18.5 billion, significantly outperforming the resale market, which recorded 2,686 transactions valued at AED 10.4 billion.
The figures indicate sustained demand for newly launched projects and off-plan developments across the emirate.
Luxury Segment Stays Active
Dubai's luxury property segment also remained highly active during the month. The most expensive villa transaction was recorded at Signature Villas on Palm Jumeirah, where a property sold for AED 145 million.
In the apartment segment, the highest-value sale was recorded at Solaya 5 in Jumeirah First for AED 113 million. Other notable transactions included AED 106 million at Solaya 6 in La Mer and AED 101 million at One Casa in Al Wasl along the Dubai Water Canal.
Properties priced below AED 1 million accounted for nearly 40 per cent of all transactions, while homes valued above AED 5 million represented approximately 8.6 per cent of sales, reflecting healthy demand across both affordable and luxury segments.
Infrastructure Continues to Shape Growth
Market analysts believe Dubai South's strong performance is closely linked to ongoing infrastructure investments, strategic connectivity and the area's role within Dubai's long-term economic development plans.
As aviation, logistics and residential development continue to converge around Dubai World Central, the district is increasingly emerging as a major growth corridor within the emirate's evolving urban landscape.
With transaction volumes rising steadily and off-plan demand remaining strong, Dubai South appears well positioned to maintain its status as one of Dubai's most closely watched real estate markets in the months ahead.
