The festive season is bringing fresh momentum to India's luxury housing market, with developers reporting steady buyer interest and rolling out special payment plans to encourage purchases. Dussehra is an important occasion for homebuyers considering a property investment, but developers say decisions are increasingly shaped by location, construction quality, lifestyle amenities and long-term value.
In the National Capital Region (NCR), demand is being driven by end-users seeking larger homes, better-planned layouts and lifestyle amenities. Pradeep Aggarwal, Founder and Chairman of Signature Global (India) Ltd, said the belief that new beginnings made during Dussehra bring prosperity continues to influence major financial decisions, including buying a home.
“Today’s buyer is largely an end-user who wants a larger, well-planned residence, quality amenities and a connected location,” Aggarwal said, adding that the festive occasion often gives buyers the final push to proceed with a purchase. However, developer credibility, construction quality and timely delivery remain decisive factors in converting enquiries into sales.
The emphasis on product quality and long-term value is also evident in Gurugram’s premium housing market. Sidharth Chowdhry, Managing Director of Dalcore, said homebuyers are increasingly evaluating properties on the basis of location, design, construction quality and the lifestyle they offer.
Luxury buyers, he said, are looking beyond spacious interiors to homes that reflect their aspirations and retain value over time. The festive season provides an opportunity for families to make significant investments, but the decision increasingly depends on the balance between comfort, quality and long-term value.
Festive offers aim to ease the cost of buying
Developers are using the festive period to introduce payment plans and financing schemes aimed at making homeownership more accessible. VTP Realty, for instance, has introduced 30:70 and 20:80 payment plans across select projects, including Monarque, Volare and Earth 1.
Under the plans, buyers at Monarque and Volare can pay 30% of the property cost at booking and the remaining 70% at possession. At Earth 1, buyers can pay 20% upfront and the balance 80% at possession.
The developer has also partnered with Bajaj Housing Finance Ltd for the first time to introduce a festive homebuying scheme across six residential projects in Pune. Eligible buyers can avail themselves of a 12-month EMI holiday, followed by monthly instalments starting at Rs. 5,999.
Sachin Bhandari, Executive Director and CEO of VTP Realty, said the payment plans were designed to give buyers greater financial flexibility by aligning a larger share of the payment with possession.
“With our festive payment plans for Monarque, Volare and Earth 1, we want to make homeownership easier to plan for, with a larger part of the payment aligned to possession,” Bhandari said. He added that the initiative was intended to give customers greater peace of mind as they plan their home purchase.
Such offers can help buyers manage their immediate financial commitments, particularly when purchasing higher-value properties. However, the overall cost of the home, loan terms, possession timelines and the developer’s track record remain important considerations.
Demand spans multiple price segments
The festive momentum is not limited to the luxury segment. Developers are reporting interest across price categories, from homes priced up to Rs. 3 crore to premium residences costing Rs. 10 crore and above.
Ashish Jerath, President of Sales and Marketing at Smartworld Developers, said the company was seeing steady interest from end-users in homes priced up to Rs. 3 crore, alongside demand for properties in the Rs. 10-crore-and-above category.
While buyer priorities vary across segments, location, product quality and long-term value continue to influence purchase decisions. Smartworld expects enquiries to gain momentum around its upcoming launch on Golf Course Extension Road around Diwali. The company anticipates a positive festive season, with sales broadly in line with last year's performance.
In Gurugram, Emaar India is also seeing a strong response to its projects, with buyers in the Rs. 3-crore to Rs. 6-crore segment placing greater emphasis on spacious layouts, privacy, amenities and the overall living environment.
Kalyan Chakrabarti, CEO of Emaar India, said festive occasions such as Dussehra often encourage buyers to advance their purchase decisions, while special offers and new launches can provide additional impetus. Nevertheless, connectivity, quality of life, construction standards and long-term value remain key considerations for those investing in premium residences.
The trend points to a homebuyer who is increasingly deliberate about the purchase, weighing the appeal of a festive offer against the practical aspects of owning a property. For developers, the season offers an opportunity to convert existing interest into bookings, particularly among families who have been evaluating homes and waiting for a suitable time to commit.
Trust remains central to the festive sales push
Despite the importance of auspicious dates, launches and promotional schemes, festive incentives alone are unlikely to determine the outcome of a high-value property purchase. Buyers are increasingly looking for transparency, reliable delivery schedules and homes that meet their expectations over the long term.
Aggarwal said Signature Global expected positive momentum to continue through the festive season, supported by rising incomes and growing aspirations for premium homes in the NCR. He stressed that while offers and auspicious dates can bring buyers to a project, trust and transparency are what ultimately convert interest into a purchase.
As Dussehra bring a fresh round of launches and payment incentives, the festive period offers developers an opportunity to engage serious buyers. The extent to which that interest translates into actual sales will depend on whether the homes on offer meet buyers' expectations on quality, location, financial flexibility and long-term value.
