Mumbai’s Arkade Developers is gearing up to launch a landmark luxury housing project on the legendary Filmistan Studio land in Goregaon, a four-acre site steeped in Bollywood history. Founded in 1943 by filmmaker Sasadhar Mukherjee, grandfather of actor Kajol, the studio was once a hub of Hindi cinema’s golden era.
The project, set to debut in the first quarter of FY26, marks one of Arkade’s most ambitious ventures yet, with an estimated development potential of around Rs. 3,000 crore. Spread across two 50-storey towers, it will feature spacious 3-BHK, 4-BHK, and 5-BHK apartments and exclusive penthouses, all designed as part of an ultra-luxury residential development.
Amit Jain, Chairman and Managing Director of Arkade Developers, said the company is entering a new growth phase with several major launches planned in the coming months. “We currently have six ongoing projects worth about Rs. 2,000 crore. But our next cycle is much larger — seven projects valued collectively at around Rs. 8,000 crore. Three of these are on our own land, and four are redevelopment projects,” Jain said.
Reviving a Piece of Film History
Filmistan Studio, once a buzzing creative space that produced some of India’s most memorable films, was known for classics like Anarkali (1953), Nastik (1954), and Paying Guest (1957). Over time, the studio also hosted shoots for modern hits like 2 States (2014), bridging Bollywood’s past and present.
The studio structures have already been demolished, paving the way for redevelopment. Jain confirmed that the company aims to launch the project in early FY26, subject to necessary approvals. “Our target is to begin by the first quarter of FY26, but depending on clearances, the launch could shift to the festive season,” he said.
The redevelopment of Filmistan marks a broader trend in Mumbai’s evolving real estate landscape where legacy land parcels once tied to the city’s industrial or cultural past are being reimagined as luxury residential enclaves.
Mumbai Metropolitan Region at the Core
While the Filmistan project stands out for its cultural legacy, Arkade Developers’ broader focus remains firmly on the Mumbai Metropolitan Region (MMR). The company is currently working on several redevelopment projects in suburban areas and plans to expand further into Thane.
“We are committed to staying focused on the MMR for now,” the company said. “Redevelopment is where we see both potential and purpose, it allows us to modernize old neighborhoods while retaining their urban character.”
The developer has also set its sights on the growing second-home segment, with plans to enter the plotted and villa market in the scenic Neral-Karjat belt. The upcoming project will span 80–100 acres, offering plots priced from around Rs. 50 lakh and 3BHK villas starting at approximately Rs. 1 crore.
A Larger Growth Blueprint
For Arkade, the Filmistan project and other upcoming launches signal a confident expansion phase. From mid-income redevelopment projects to luxury high-rises and second homes, the company’s current and planned portfolio reflects a diversified strategy aimed at tapping different market segments.
According to Jain, the developer’s new projects are designed to balance aspiration and accessibility, a reflection of Mumbai’s changing real estate pulse. “We are seeing growing demand for homes that combine good design, connectivity, and heritage appeal. Filmistan offers a rare opportunity to merge legacy with lifestyle,” he said.
From Silver Screen to Skyline
The transformation of Filmistan Studio into a modern luxury address captures the larger story of Mumbai’s constant reinvention. What was once the backdrop for celluloid dreams will soon be home to a new generation of residents where people are drawn to the blend of history and high living.
