Hyderabad is expected to add 50-70 Global Capability Centres (GCCs) over the next year, supported by its talent pool, competitive operating costs and expanding presence across multiple industries, according to a joint report by industry body FICCI and property consultant Anarock.
Titled Hyderabad: The Rise of a Global Capability Powerhouse, the report said the city housed approximately 515 GCCs as of March 2026, employing more than 3 lakh people. Hyderabad accounts for around 20% of India's GCC base, strengthening its position as a major destination for multinational companies establishing and expanding their global operations.
GCCs have also emerged as a key driver of office space demand in the city. Leasing by companies setting up these centres increased to 4.5 million sq ft in 2025, from 1.9 million sq ft in 2021. In the first six months of 2026, leasing activity had already crossed 3 million sq ft.
"The sustained leasing momentum reflects the deepening of Hyderabad's GCC ecosystem and the increasing preference of global enterprises to establish larger and more sophisticated operations in the city," said Anuj Puri, chairman of Anarock.
The city's appeal is extending beyond traditional information technology and IT-enabled services (IT-ITeS). According to V V Rama Raju, chairman of FICCI Telangana State Council, Hyderabad is developing a multi-sector GCC ecosystem spanning banking, financial services and insurance (BFSI), life sciences, semiconductors, engineering and healthcare.
The report attributed the city's competitiveness to its availability of skilled professionals and relatively lower office rents. Prime office rentals in Hyderabad range from ₹95 to ₹115 per sq ft, below Bengaluru's levels and competitive with Pune.
The report expects the next wave of GCC additions to span technology, engineering, BFSI, life sciences, analytics, consulting and digital operations, further diversifying the city's commercial real estate demand.
"The GCC boom reinforces Hyderabad's position as one of India's most important office markets for the next decade," said Shirish Godbole, CEO of Knowledge Realty Trust, sponsored by Sattva Group and Blackstone.
Hyderabad currently has approximately 125 million sq ft of Grade A office space, accounting for nearly 15% of India's total Grade A office inventory. Another 36 million sq ft of office supply is expected to be added over the next few years, according to the report.
The projected expansion of GCCs, alongside the planned office supply, is expected to play a significant role in shaping Hyderabad's commercial real estate market.
