India Attracts $85.5 Billion in Institutional Real Estate Investments Since 2011

India’s real estate sector attracted more than USD 85.5 billion in institutional investments between 2011 and the first nine months of 2026, with capital increasingly shifting towards commercial, industrial and warehousing assets, according to a report by real estate consultancy Vestian.

The report highlights a change in investor preferences, supported by regulatory reforms, greater market transparency and the availability of institutional-grade assets. Investors have increasingly favoured income-generating properties that offer recurring cash flows through multi-year leases, stronger tenant visibility and long-term occupier relationships.

Residential properties accounted for 13% of institutional investments in the first three quarters of 2026, compared with 55% in 2011. In contrast, commercial and industrial and warehousing assets together accounted for nearly 79% of investments in the first nine months of 2026, up from 37% in 2011.

Equity emerged as the dominant investment route into these income-generating assets, accounting for 85% of the capital deployed over the 16-year period, the report said.

The total investment value for 2026 has been forecast based on investment activity during the first nine months of the year and historical trends.

Domestic investors gain ground as foreign capital moderates
Foreign investors contributed 49% of total institutional real estate investments between 2011 and the first three quarters of 2026. However, their share declined to 25% in the first nine months of 2026 amid global economic headwinds.

The US and Canada remained the leading sources of foreign capital, together accounting for nearly 90% of foreign investment flows during the period. The changing investment mix also points to a growing role for domestic investors and co-investors in supporting India's real estate market.

Institutional investments spread beyond major cities

India's seven major property markets continued to dominate institutional real estate investments, accounting for more than 95% of the total capital deployed between 2011 and the first three quarters of 2026.

However, investments in markets beyond these seven cities have gradually increased. The share of non-metro markets rose from 0.4% in 2011 to more than 4.7% in the first nine months of 2026.

Vestian also highlighted the growing prevalence of multi-city investments within individual transactions. This approach allows investors to gain exposure to several markets through a single investment strategy, supporting greater geographical diversification.

Premium housing accounts for 56% of residential investments

The premium and luxury housing segment attracted 56% of residential investments between 2011 and the first three quarters of 2026, while affordable and mid-income housing accounted for the remaining 44%.

The figures indicate a preference among private institutional investors for the premium end of the residential market, reflecting the changing composition of capital deployed across housing segments.

REITs and sustainability influence commercial real estate

The introduction of real estate investment trusts (REITs) in India in 2019 marked an important development in the country's institutional property market. The REIT framework has expanded access to institutional-grade real estate assets and contributed to the growing emphasis on sustainability in commercial property investments.

Commercial real estate accounted for 66% of green and sustainability-linked investments between 2020 and the first three quarters of 2026, while residential real estate accounted for 34%.

The concentration of such investments in commercial properties highlights the growing role of sustainability considerations in institutional investment decisions.

New-age real estate assets attract USD 4.3 billion
Emerging property segments, including flexible workspaces, co-living, student housing, senior living, data centres and property technology (proptech), have attracted USD 4.3 billion in institutional investments since 2016.

More than 88% of this capital was deployed between 2020 and the first three quarters of 2026, indicating the rapid emergence of these asset classes as investment opportunities.

The trend reflects the expansion of institutional capital beyond conventional residential and commercial properties into specialised real estate segments.

Shrinivas Rao, FRICS, CEO of Vestian, said India's institutional investment landscape had undergone a significant transformation over the past 16 years. He said the next phase of growth would depend not only on the volume of capital deployed but also on the diversity of assets, markets and investment structures.

Rao added that the shift towards commercial and warehousing assets, wider geographical diversification, the emergence of REITs and the growth of new-age asset classes had contributed to a broader and more mature investment ecosystem, creating opportunities for both domestic and international investors.
