India’s flexible workspace segment continues to thrive, fueled by the rise of enterprise-managed offices, shifting workplace dynamics, and sustained demand for Grade-A real estate. Large corporations are increasingly turning to managed workspace providers to secure scale, flexibility, and strategic locations, a trend reshaping India’s commercial office market.
In line with this momentum, Table Space Technologies Private Limited, one of India’s leading flexible workspace operators, has signed a six-year lease for 5.34 lakh sq. ft. at Intellion Park, Sector 59, Gurugram. The deal was registered on July 25, 2025, with Mikado Realtors Private Limited, a Tata Group company (Tata Realty and Infrastructure Ltd.), according to documents reviewed by PropEquity.
The monthly rent is set at Rs. 65 per sq. ft., totaling Rs. 3.47 crore, with a structured escalation of 15% every three years. The lease spans from August 1, 2024, to July 31, 2030, with a three-year lock-in period. Table Space has also secured an 11-month fit-out window until June 2025, paying partial maintenance charges before full rental payments begin on July 1, 2025, taking the monthly commitment to Rs. 4.16 crore.
The Grade-A, G+12 office tower offers 617 covered basement parking slots and benefits from strategic connectivity via Golf Course Extension Road, Dwarka Expressway, Delhi-Mumbai Expressway, and a metro station within 10 minutes. The transaction involved a stamp duty of Rs. 1.58 crore and registration charges of Rs. 50,003.

According to PropEquity, the Golf Course Extension Road market added 5.23 million sq. ft. of office space between 2022–24, with 2.72 million sq. ft. leased during the same period. Rentals in the corridor average Rs. 78 per sq. ft., underscoring robust demand for large-format, flexible workspaces.
