Jaipur is emerging as one of India’s leading Tier II commercial real estate markets, with office, retail and warehousing sectors recording steady growth, according to a report by JLL. The city’s expanding commercial footprint, competitive rentals and improving infrastructure are strengthening its appeal among businesses looking beyond established metropolitan markets.
Located close to Delhi-NCR, Jaipur offers companies access to North India’s talent pool while keeping operating costs relatively competitive. These advantages are drawing interest from technology firms, financial institutions, consulting companies and logistics operators, positioning the city as an increasingly important destination for commercial real estate investment and expansion.
The office sector remains the principal driver of this growth, with Jaipur recording 9.70 million sq. ft of operational stock. The market is supported by demand from IT/ITeS, banking, financial services and insurance (BFSI), consulting and other corporate occupiers.
Office market prepares for another phase of expansion
Jaipur’s office market has reached 9.70 million sq. ft of Grade A stock, with monthly rentals ranging from Rs. 45 to Rs. 95 per sq. ft. The existing supply offers companies options across established commercial districts and emerging business locations.
Manish Aggarwal, Senior Managing Director, North and East India, JLL, said Jaipur reflects the transformation taking place across North India’s Tier II markets. Technology companies, financial institutions and logistics operators are increasingly recognising the city’s infrastructure, cost advantages and access to a growing talent base.
Flexible workspaces are also gaining traction. Jaipur currently has approximately 11,000 operational flexible workspace seats, with another 3,150 seats expected to enter the market over the next few quarters.
The development pipeline points to continued expansion. Developers are expected to add 3.32 million sq. ft of office space by 2028, indicating confidence in the city’s ability to attract occupiers and absorb new supply.
Three business districts shape Jaipur’s commercial growth
Jaipur’s commercial property market is spread across three broad business districts, catering to different occupier requirements, from premium corporate offices to technology-led developments.
The Central Business District, anchored by MI Road and C Scheme, remains the city’s established commercial core. It attracts financial institutions, corporate headquarters and premium hospitality businesses seeking prominent locations with established infrastructure and connectivity.
The Secondary Business District covers Civil Lines, Ajmer Road, Vidyadhar Nagar, Malviya Nagar, Tonk Road and JLN Marg. These locations feature standalone commercial developments that combine office and retail spaces, offering businesses alternatives to the higher costs associated with the central business district.
The Peripheral Business District, comprising Mahindra City, Jagatpura and Sitapura, is emerging as a major growth corridor. The area benefits from its concentration of technology and IT-enabled services businesses. Mahindra SEZ houses major occupiers, including Wipro and Infosys, while Sitapura and Jagatpura have recorded strong recent leasing activity.
Competitive rentals and modern infrastructure are supporting demand across these peripheral locations. Together, the three districts allow Jaipur to accommodate businesses with different space, cost and connectivity requirements.
Retail market adds scale, with 4.9 million sq. ft of mall space
Jaipur’s organised retail market has built a substantial presence, with approximately 4.9 million sq. ft of operational mall stock across around 12 projects. The market’s vacancy rate stands at about 16%, while rentals for premium retail spaces range from Rs. 100 to Rs. 280 per sq. ft per month.
The existing mall network has attracted national and international brands, strengthening the city’s position as a retail destination. An additional 0.9 million sq. ft of mall space is expected to be added by 2028.
The anticipated supply expansion suggests that developers continue to see opportunities in Jaipur’s organised retail market. However, the pace at which new projects attract tenants will remain important in determining how quickly the additional space is absorbed.
Warehousing growth strengthens Jaipur’s logistics appeal
Jaipur’s industrial and warehousing market is another important component of its commercial real estate growth. The city has 3.5 million sq. ft of Grade A warehousing stock, with monthly rentals generally ranging from Rs. 18 to Rs. 24 per sq. ft. Vacancy stands at approximately 22%.
The sector is expected to add another 2.4 million sq. ft of supply by 2028, reflecting the potential for further growth in logistics and industrial activity.
Three major warehousing zones serve the market. Sikar Road, along NH-11 and around the VKI area, commands rentals of Rs. 19 to Rs. 24 per sq. ft per month. The Ajmer Road corridor along NH-48 records rentals of Rs. 20 to Rs. 25 per sq. ft per month.
The third zone, covering Malviya Nagar and the Sitapura Industrial Area, has rental values ranging from Rs. 22 to Rs. 25 per sq. ft per month.
These locations provide businesses with access to industrial areas, transport corridors and established commercial infrastructure. Their development is also helping Jaipur strengthen its role as a logistics gateway for Rajasthan and surrounding markets.
A broader commercial real estate story
Jaipur’s expansion across offices, retail and warehousing reflects a wider shift in India’s commercial real estate landscape, where businesses are increasingly exploring locations beyond the largest metropolitan centres.
The city’s existing office base, growing flexible workspace segment, established shopping malls and expanding logistics infrastructure provide a foundation for further development. Planned additions across all three sectors by 2028 also point to continued developer interest.
The next phase of growth will depend on whether occupier demand keeps pace with new supply. For Jaipur, sustained leasing activity, business expansion and the absorption of upcoming commercial space will determine how firmly it establishes itself among India’s leading Tier II real estate markets.
