The Maharashtra government has partnered with Lodha Developers to establish a massive data centre park in Palava, near Mumbai, with a Rs 30,000 crore investment.
Signed on September 11, 2025, the Memorandum of Understanding (MoU) aims to create a 370-acre facility in the Mumbai Metropolitan Region (MMR) to meet the growing need for data centres, driven by cloud computing, artificial intelligence, and digital services. This project is expected to generate 6,000 direct and indirect jobs, strengthening the state’s economy.
This deal follows the Maharashtra government’s October 2024 policy to develop Green Integrated Data Centre Parks, focusing on sustainability by using green and alternative energy sources for power-hungry data centres. Back in 2019, the state identified data centres as a key area for industrial growth, and this project marks a significant step forward. The Palava park is one of three planned in the MMR, positioning Maharashtra as a hub for digital infrastructure.
Lodha Developers, a well-known real estate company with years of experience, will lead the project, managing construction and coordinating with various international and domestic data centre operators. The total investment, over Rs 30,000 crore, will come from Lodha and these operators, creating a collaborative effort to build a facility with a 2-gigawatt capacity. This scale is designed to attract major technology companies, building on Palava’s growing tech presence, as seen with Amazon’s recent land purchase there for a data centre.
Abhishek Lodha, Managing Director and CEO of Lodha Developers, said, “We are thrilled to work with the Maharashtra government on this project. This policy will create jobs, grow the economy, and use clean energy to benefit future generations.” He emphasized Lodha’s focus on sustainability, with plans to achieve net-zero operations soon, and expressed commitment to making the Palava data centre park a success.
The Maharashtra government will support the project by simplifying approvals, providing financial incentives, and ensuring regulatory compliance, making it easier for investors to participate. This MoU is part of a larger Rs 1.08 lakh crore investment plan announced by Chief Minister Devendra Fadnavis, covering sectors like IT, logistics, and data centres, expected to create 47,000 jobs overall.
The Palava data centre park supports India’s goals for a sustainable digital economy, addressing environmental concerns while meeting the demands of a tech-driven world. With Lodha’s expertise and the state’s proactive policies, this project is set to boost economic growth, create thousands of jobs, and position Maharashtra as a leader in the global data centre industry. It also aligns with India’s vision to become a global leader by 2047, making this a key step in building a robust digital future.
The project’s focus on green energy sets it apart, ensuring that the data centre park not only meets industry needs but also reduces its environmental impact. As Maharashtra continues to attract tech investments, the Palava facility could draw more companies to the region, further solidifying its role as a digital hub. This partnership between the government and Lodha Developers is a clear signal of Maharashtra’s ambition to lead in sustainable technology infrastructure.
