Maharashtra Property Registrations Rise 12.4% in April-August 2026

Property registrations in Maharashtra continued to remain strong in the first five months of the current financial year, with the state recording a 12.4% increase in registrations compared with the same period last year.

According to data from the Maharashtra Registration Department, 21,23,821 property documents were registered between April and August 2026, compared with 18,90,167 registrations during April-August 2025. Revenue from these registrations also rose nearly 16% to Rs. 26,637.73 crore from Rs. 22,996.04 crore a year earlier.

The increase is significant as there has been no change in ready reckoner rates during the year. The rise in revenue, therefore, has largely come from higher transaction volumes and increased activity in the property market.

Mumbai and Pune continue to account for a significant share of the state's real estate activity. Mumbai has seen steady demand, particularly in the premium and luxury housing segments, with buyers continuing to commit to larger homes and higher-value properties.

Rajat Khandelwal, Group CEO, Tribeca Developers, said, “The Mumbai residential market continues to demonstrate strong resilience, particularly in the premium and luxury segments, where buyer confidence remains robust. At Tribeca, we are witnessing sustained demand and healthy price appreciation across our developments in Mumbai, reflecting the broader growth trend highlighted in the report.

We are seeing homebuyers increasingly prioritise quality, branded living experiences, thoughtful design, and long-term value creation while making purchase decisions. Today’s buyers are looking beyond just square footage; they seek integrated communities, lifestyle-led developments, sustainability features, and projects in well-connected micro-markets that offer both superior liveability and future appreciation potential.

With infrastructure upgrades reshaping the city and demand increasingly being driven by end-users rather than speculative investors, Mumbai continues to remain one of the country’s most resilient and attractive residential markets.”.

The Mumbai market has also seen a rise in high-value transactions in recent months. Demand for luxury homes remains firm, supported by buyers with strong purchasing power as well as investors looking at residential real estate as a long-term asset. The continued pace of registrations suggests that demand in the city's upper-end housing market remains largely intact.

Pune, meanwhile, has continued to see demand across established as well as developing residential locations. Better connectivity, infrastructure projects and the growth of employment hubs are supporting the expansion of the city's residential market.

Sachin Bhandari, CEO, VTP Realty added "Pune's supply growth is a reflection of confidence in the market. Demand continues to be driven largely by end users as well as the investors, supported by the city's strong IT ecosystem, education hub, and steady job creation. Infrastructure is the biggest growth catalyst. Metro Line 3, the Pune Ring Road, and better connectivity across corridors like Hinjewadi–Tathawade and Kharadi–Wagholi are opening up new residential destinations and making these micro-markets far more attractive.

Going forward, success won't come from launching more projects, but from launching the right projects in the right locations. Developers with quality products, strong execution, and a long-term vision will continue to outperform."

The increase in registrations comes at a time when both end-users and investors are showing greater willingness to commit to residential purchases. In Pune, areas around the western corridor, including Hinjawadi, Punawale and Maan, continue to benefit from infrastructure development and their proximity to employment centres.

The state's overall registration numbers have also received support from activity in other major cities and emerging markets. The upcoming festive season could provide another push to the market, as developers and buyers typically see this period as an important window for home purchases.

Maharashtra has set a property-registration revenue target of ₹68,500 crore for FY2026-27. By the end of August, the state had already achieved around 38.9% of the target.

The trend so far points to a steady year for Maharashtra's property market, with Mumbai and Pune continuing to be among the key markets driving transaction activity. The next few months, particularly the festive period, will indicate whether the current pace of registrations can be sustained through the second half of the financial year.
