Bengaluru-based Manasum Homes, a specialist in senior living, is scaling its operations across South India with an investment of over Rs150 crore. The company is currently developing more than 450 senior living units in Bengaluru, Tirupati, and Mysuru through a mix of joint ventures and standalone initiatives.
This strategic expansion builds on the success of its existing communities in Bengaluru and Goa, totalling to over 1,000+ units, which have been well received by India’s growing population of retirees seeking independent, wellness-led living.
Founded by Co-Founders Anantharam V Varayur, Ms Sumathy Anantharam and Mr. Kushal Ramesh, Manasum Homes began its journey in the senior housing sector with its first project in Bengaluru. Since then, the company has grown steadily, creating a reputation for thoughtfully designed, care-integrated living spaces for India’s elderly.
Among its operational communities, Manasum Avighna in South Bengaluru comprises 110 units of 1 BHK apartments located in Jigani. The community includes landscaped gardens, a clubhouse, a fitness Center, and 24/7 security.

The project is designed around wellness and nature, with more than 46 amenities, including a clubhouse, swimming pool, and healthcare zone, set amidst a dense green cover of over 1,000 trees
In Western India, Ikigai Goa, developed in collaboration with Prescon Homes, is a 7.5-acre senior living retreat near Panjim, featuring 240 fully serviced residences, a 35,000 sq. ft. clubhouse, health and wellness facilities, and resort-style recreational zones.
Building on this established portfolio, Manasum Homes is now expanding into three additional South Indian markets. In Bengaluru, the company has partnered with Tata Value Homes and developed RIVA, a premium ready to move in senior living block nestled within the 25-acre New Haven township on Tumkur Road. The project features 187 ready-to-move-in units and includes wellness amenities such as a temperature-controlled pool, spa zones, and green corridors for walking and community engagement.
In Tirupati, it is introducing the temple city’s first dedicated senior living development in collaboration with Vasundhara Constructions (Theme Ambience, Hyderabad). Meanwhile in Mysuru, a partnership with Foundations Developers & Promoters has resulted in what is set to be the city’s largest exclusive senior living community. Located on a two-acre parcel, the project will offer over 180 residences and include a temple, landscaped gardens, and wellness-oriented amenities such as a swimming pool in association with foundations developers and promoters, well known developers with nearly 3 decades of experience in mysuru.
