Close on the heels of the announcement that the Mysuru Urban Development Authority (Muda) would use vacant land in around 20 layouts for the construction of houses, the development body’s chairman HV Rajeev on Monday said that there were plans to construct vertical structures in the land that had been identified.
Pointing to the difficulty in procuring land either at or above the existing market value and proceeding to develop layouts, Rajeev said, “It is not easy to distribute sites at these prices. Muda has accepted this fact, and is considering other options. Vertical housing structures seems like a viable solution for Mysuru city.”
Rajeev’s remarks assume significance, coming as they do on the back of the budget tabled by Muda commissioner DB Natesh recently. “Muda developed a layout last a decade-and-a-half ago. So, Muda has come with the 50:50 scheme as a viable option for development of layouts, and has put its best foot forward to convince landlords to offer their land for this purpose,” Rajeev added.
Across the 20 layouts, Muda is looking to use more than 70 acres, with housing structures being planned with the infrastructure of the neighbourhood in mind. For instance, on 80-foot or 90-foot roads, Muda is planning to build 13-storey structures. The other vacant land will be transformed into sites, and used for other schemes. Rajeev affirmed that Muda was not abdicating its primary responsibility. “The sites and houses are being constructed for the public,” he said.
The Muda chairman also outlined the development body’s plans to complete projects aimed at supplying drinking water, besides working on initiatives to conserve lakes and other bodies of water. “We are eager to develop grounds by adopting the public-private-partnership model. Muda is also committed to conducting a land audit, aimed at ushering in transparency, and to conduct a survey for providing alternative sites to beneficiaries,” he said.
