Oshiwara District Centre - The next BKC of Western Suburbs
Mumbai over the years has been growing and has seen increased migration due to urbanisation. After the successful transformation of Bandra-Kurla Complex (BKC) the Mumbai Metropolitan Region Development Authority (MMRDA) is now planning the development of Oshiwara District Centre as the next growth center in the heart of western suburbs strategically between Andheri and Goregaon. Oshiwara District Centre (ODC) will be mixed-use land spread across 160 acres with commercial, retail, residential and entertainment zones. Remarkably, the state-of-the-art facilities at ODC will provide a distinct character to this location thus differentiating it from the existing large business zones such as BKC and Nariman Point. Sunteck Realty spokesperson said “The city is growing exponentially and so is the need for well planned developments which has a right mix of residential, commercial, retail and entertainment. Oshiwara District Centre (ODC) is the future growth centre of mumbai which is on similar lines to BKC that will change the landscape of Mumbai city. Along with modern infrastructure ODC is going to be a lifestyle destination and promote a ‘Walk to Work Culture’ with premium residences and retail outlets. Due to factors like- it’s strategic location between Andheri&Goregaon, it’s connectivity and convenience it is bound to be a market with growth opportunities & appreciation market.” Upcoming Commercial Hub, the next BKC  Mumbai city has witnessed a northward shift in the commercial real estate market, from Nariman Point towards BandraKurla Complex (BKC) and AndheriKurla Road. BKC is now getting saturated and the planning authority is ostensibly keen to create an alternate commercial busness district to accommodate new developments and infrastructure. It is clear that ODC is set to become the next BKC that will house offices of top multinational companies, banks, IT companies, and media houses. As a result, the development is projected to create 2.5 lakh employment opportunities. Promotes ‘Walk to Work’ Culture Oshiwara District Centre will be one of the first locations to experience the international walk-to-work culture. Knowledge parks and corporate hubs like NESCO, Nirlon already  located in Goregaon West has back offices of some of the most prominent multinational, thus making Oshiwara District Centre easily acessible. In addition, the connectivity around ODC and its many commercial spaces would be a prime opportunity for Mumbai’s businesses. Connectivity There has been a flurry of infrastructure development activities around ODC in the recent past with new flyovers and wide road networks being developed. Along with Ram Mandir Station within ODC, there is close proximity to the domestic and international airports. The location enjoys easy access to SV Road, Link Road, Western Express Highway, JVLR and the newly developed Mrinal Tai Gore Flyover. Upcoming Mrinal Tai Gore Flyover extension and JVLR extension will further increase the ease of connectivity to ODC. Upcoming metro Line 7 will add to the commute advantage of people working and living in ODC. GoregaonMulund Link Road(GMLR) will reduce the travel time by atleast one hour to Navi Mumbai. Coastal road from South Mumbai to North Mumbai is an additional boon for the locality. Internally, ODC will be served by six 90 feet concrete roads to de cluster the existing traffic. The next growth centre opportunity Oshiwara District Centre is the first and largest mixed-use development, which is a self-sustaining blend of luxurious homes, commercial spaces, retail, sports, and entertainment facilities. Needless to say, ODC is predicted to be an upcoming investment destination for r investors with the potential for appreciation. The ‘160 acres well-planned development’ initiative of ODC will boast best-in-class social infrastructure, with corporate centres in addition to retail, fine dining, entertainment zones, schools, hospitals, hotels and malls, all within 3kms
