The Pimpri-Chinchwad Municipal Corporation (PCMC) is taking a major step toward reshaping the city’s urban landscape. In a bid to promote sustainable growth and efficient public transport, the civic body has announced a Transit-Oriented Development (TOD) plan for areas surrounding 11 metro stations across Pimpri-Chinchwad.
Under this initiative, the city will undergo redevelopment within a 500-metre radius of the selected metro stations. The move is designed to improve connectivity, streamline traffic flow, and create better pedestrian, parking, and public transport facilities, making urban mobility smoother and more convenient for residents.
The redevelopment plan will be guided by a Local Area Plan (LAP), which will be prepared in accordance with the Unified Development Control and Promotion Rules (UDCPR). The LAP will serve as a blueprint for reorganizing the city’s growing metro corridors and ensuring that new development aligns with long-term sustainability goals.
To execute the plan, PCMC has appointed a Gujarat-based consultancy firm to conduct detailed surveys and draft development plans for all 11 metro station zones. These studies will assess current land use, population density, traffic flow, and infrastructure gaps to identify redevelopment priorities and urban design strategies.
The project’s scope goes beyond improving metro accessibility. It aims to transform the surrounding areas into vibrant, mixed-use neighbourhoods that balance residential, commercial, and recreational spaces. New zoning norms and design guidelines will be introduced to encourage compact, walkable, and people-friendly development.
Developers will also face new responsibilities under the TOD framework. PCMC plans to revise construction permissions in these zones, allowing redevelopment of older residential and commercial buildings while mandating adherence to new design rules. Among them is the requirement for at least nine metres of open space in front of new buildings to accommodate parking and ensure smooth vehicular movement.
PCMC City Engineer Makarand Nikam confirmed that the LAP process is already underway. “The Local Area Plan will be completed within nine months,” he said. “After that, it will go through public consultations and state government approval before implementation begins.”
Once cleared by the Maharashtra government, the redevelopment will give Pimpri-Chinchwad’s metro zones a much-needed facelift—turning them into cleaner, safer, and more accessible urban spaces. Wider footpaths, improved street lighting, organized parking, and better last-mile connectivity are among the key outcomes expected from the project.
Urban planners believe this initiative could mark a turning point for Pimpri-Chinchwad’s growth story. With the metro becoming the backbone of urban mobility in the Pune metropolitan region, developing compact, transit-driven zones can help reduce congestion, lower pollution, and make the city more liveable.
By integrating real estate development with public transport planning, PCMC’s TOD project aligns with India’s broader urban vision—where sustainable infrastructure supports not just movement, but modern urban living itself.
Once complete, these redeveloped metro zones may well redefine how Pimpri-Chinchwad moves, works, and lives, setting an example for other fast-growing cities across India.
