Over 400 homebuyers of the Godrej Nest project in Noida’s Sector 150 Sports City have received major relief after the Supreme Court ordered the Noida Authority to grant conditional occupancy certificates (OCs) for six towers within six weeks.
The directive was issued in response to a special leave petition (SLP) filed by Brick Rise Developers, contesting a February 2025 order of the Allahabad High Court against Lotus Green, the primary developer of the Sports City master project, over alleged violations, project delays, and unpaid dues, according to a report by the Hindustan Times.
The top court’s ruling is limited to the six towers in the Godrej Nest project, meaning that other towers or homebuyers in the broader Sports City development cannot seek similar relief on the basis of this judgment. This ensures the order remains specific to the case and does not set a broader legal precedent.
The decision was passed by a bench of Justice M.M. Sundresh and Justice Satish Chandra Sharma, after considering intervention applications filed by third-party stakeholders seeking to be heard in the matter.
“Conditional occupancy certificates shall be issued within six weeks to the applicants for the six towers whose applications are currently pending with NOIDA. These shall be subject to the outcome of the pending Special Leave Petitions and further directions by this Court,” the bench stated in its official order.
“The petitioner shall remain responsible for developing sports and recreational facilities as outlined in the Sports City master plan and as per the sub-lease deed for Plot No-SC-02/H&I, Sector-150, NOIDA. All permissions must comply with applicable building norms and byelaws. The conditional OCs granted shall not serve as a precedent for other Sports City allottees,” the order added.
Repeated attempts to contact Noida Authority’s Additional CEO Satish Pal went unanswered, according to the newspaper report.
The Allahabad High Court, in its earlier judgment from February, had instructed the Noida Authority to issue recovery notices to all consortium members involved in the Sector 150 Sports City scheme. The notices sought the settlement of outstanding payments, including land premiums, penalty charges, accrued interest, lease amounts, and additional compensation. The court had also called for a CBI investigation into Lotus Green and its consortium for suspected financial mismanagement and failure to deliver promised sports amenities.
Following these recovery actions, several developers—including Brick Rise—began clearing dues. Brick Rise reportedly paid ?80 crore, and officials indicated that other partners in the consortium were also expected to begin repayments. Representatives from Godrej Group did not comment on the matter.
Launched between 2010 and 2016, the Sports City projects were spread across 798 acres in Noida’s Sectors 78, 79, 101, 150, and 152. The master plan envisioned top-tier sports infrastructure, including three golf courses and an international cricket stadium. However, developers largely prioritised residential and commercial construction, leaving much of the promised sports facilities incomplete.
