Vasai is preparing for one of its largest affordable housing handovers yet. Under the Pradhan Mantri Awas Yojana (PMAY), Suraksha Smart City is set to begin the phased delivery of 5,868 homes for the Economically Weaker Section during calendar year 2026.
The project, among the largest integrated township developments in the Mumbai Metropolitan Region, will see building-wise deliveries across Phase 1. For thousands of families, this marks a long-awaited step closer to home ownership and stability.
Strengthening ‘Housing for All’ on the ground
The scale of the delivery reinforces Suraksha Group’s alignment with the Government of India’s ‘Housing for All’ mission. Beyond numbers, it highlights how large-format developments can play a meaningful role in addressing the region’s housing shortage.
The handover of these homes also reflects Vasai’s growing importance within the Mumbai 4.0 growth framework. Once seen largely as a peripheral suburb, Vasai is steadily emerging as a residential destination offering affordability, connectivity, and planned urban development.

One of the defining features of Suraksha Smart City is the construction technology behind it. The township has been developed using advanced precast construction methods, supported by one of the country’s most extensive mechanisation programmes in affordable housing.
A first-of-its-kind 3D casting module has been integrated into the construction process, allowing for tighter quality control and faster execution. This approach has helped ensure consistency across thousands of units while keeping timelines on track, a key challenge in large-scale affordable housing projects.
Affordability without compromising planning
Commenting on the development, Jash Panchamia, Promoter of Suraksha Smart City, said delivering homes at this scale under PMAY goes beyond construction targets. According to him, affordability should never come at the cost of quality, planning, or long-term livability.
The focus, he said, has been on innovation, disciplined execution, and creating value that lasts well beyond the initial handover, contributing positively to the region’s broader urban growth.
Pricing and subsidy make ownership achievable
The PMAY homes at Suraksha Smart City are configured as 1 BHK units and priced at Rs 22.5 lakh. Beneficiaries can combine their personal contribution with a direct government subsidy of Rs 2.5 lakh, significantly easing the financial burden for first-time homebuyers.
For many families, this structure makes formal home ownership a realistic goal for the first time, particularly in a market like the Mumbai Metropolitan Region where affordability remains a major concern.
Site inspections begin, emotions run high
Select buildings within the project have already applied for Occupation Certificates, and homebuyers have begun site inspections. For many beneficiaries, walking through their future homes marks a deeply emotional milestone after years of waiting.
The fit-out process is being carried out in a phased and safety-focused manner, with deliveries planned building-wise to ensure smooth coordination and minimal disruption.
Location adds to the project’s appeal
Connectivity is another key advantage. Suraksha Smart City is located within walking distance of Vasai Railway Station, offering residents easy access to Mumbai’s suburban rail network. Combined with township amenities and essential infrastructure, the project aims to provide a balanced urban lifestyle at an affordable price point.
