Jaipur Development Body Plans Townships on Tonk, Phagi Roads

Jaipur Development Body Plans Townships on Tonk, Phagi Roads

In a first, Jaipur Development Authority (JDA) plans to develop two township schemes under the Land Pooling Schemes (LPS) without acquiring land. For the same, parcels of 336 hectares of land have been identified on Tonk Road and Phagi Road. The Centre for Environmental Planning and Technology University, Ahmedabad, will prepare the blueprint of both the schemes.

An official said, “The central government is providing incentives to the state to plan under land pooling. Both the townships are proposed to be developed under this scheme. The Centre will contribute its share of Rs 1 crore, which will be provided to appoint the consultancy.”

On Tonk Road, the civic body has identified 166 hectares in villages surrounding Shivdaspura. In the master plan, the land use of the area is earmarked for mixed usage. Similarly, around 170 hectares has been identified on Phagi Road, of which land use is mostly residential in the master plan.

The proposal was given a nod at a meeting chaired by Urban Development and Housing (UDH) department advisor GS Sandhu. After this, JDA prepared the project according to the land use mentioned in the master plan. Under the scheme, the JDA will appease land holders to give up their plots. The civic body would later give a developed proportionate piece of land with all necessary infrastructure including roads, parks and open spaces to the landowner.

Land pooling policy was devised as an alternative to the cumbersome process of land acquisition for development. As per the Act, part of land will be used for urban infrastructure development with the consent of the landowner. Under the scheme, a landowner receives 45% as compensation on developed land.
