Runwal Enterprises’ Rs 500 Crore IPO Opens on September 25

Mumbai’s housing market is entering another phase of expansion, and developers with established positions across the city and its peripheral markets are looking to turn that momentum into growth. Runwal Enterprises Limited (REL), a Mumbai-focused residential developer with roots going back to 1978, is now entering the public markets with a Rs 500 crore fresh issue.

The IPO, which opened on September 25 and closes on September 29, carries a price band of Rs 290-305 per share. There is no offer-for-sale component, meaning the entire issue will raise fresh capital for the company. At the upper price band, the issue represents around 16.4 million shares, with listing scheduled on the NSE and BSE on October 5.

For Runwal, the public issue comes at a time when Mumbai’s residential market remains supported by demand, improving connectivity and a gradual shift towards organised developers. The company has built its presence across markets including Kanjurmarg, Mulund and Dombivli, while expanding into premium locations through joint development agreements, redevelopment projects and other asset-light models.

A sizeable development pipeline
As of March 2026, Runwal had 88.4 million sq. ft of developable area spread across 80 projects. Residential development accounts for 74.6 million sq. ft, while the balance comprises commercial and other developments. The portfolio includes 19 completed, 28 ongoing and 33 upcoming projects.

The company’s ongoing residential projects provide a substantial base for future revenue. Its 17 ongoing residential projects cover 18.11 million sq. ft and have already recorded cumulative sales of Rs 100.1 billion, with about 7.1 million sq. ft remaining unsold. Several projects are at advanced stages of construction, including developments in Kanjurmarg and Dombivli, which could support revenue recognition as projects receive occupation certificates.

Runwal’s upcoming pipeline also provides launch visibility. Excluding the tentative 24.5 million sq. ft Mithagar-Murud project, the company has around 32 million sq. ft of upcoming development, which the report estimates could support eight to ten years of launches.

Mumbai remains the central growth engine
The larger housing market provides an important backdrop to Runwal’s expansion plans. Residential sales across India’s top seven cities reached 321,518 units in 2024, before moderating to 287,433 units in 2025. Despite the decline in volumes, sales value increased from Rs 3.75 trillion in 2023 to Rs 5.57 trillion in 2025, reflecting higher prices and premiumisation. Mumbai alone accounted for about 24% of sales, launches and sales value across the top seven cities during CY23 to 1QCY26.

Mumbai itself recorded 84,898 residential sales in 2024, while 2025 volumes moderated to 73,246 units. The first quarter of 2026, however, saw 20,043 units sold, the highest quarterly figure in seven quarters, according to the report.

The market has also shown signs of supply discipline. Mumbai’s unsold inventory declined from 185,793 units in December 2023 to 167,925 units by March 2026. The years-to-sell measure improved from 2.6 years to 2.1 years over the same period.

Infrastructure is reshaping the city's housing map
One of the defining factors behind Mumbai’s changing housing geography is infrastructure. Average residential capital values in Mumbai increased from Rs 12,939 per sq ft in December 2023 to Rs 14,901 per sq ft in March 2026.

The strongest appreciation has been recorded in peripheral markets. Kalyan-Dombivli saw a 21% increase, while Navi Mumbai recorded an 18% rise during the period. The report links the shift partly to the expansion of metro connectivity, the Coastal Road and the Navi Mumbai International Airport.

For Runwal, this infrastructure cycle is particularly relevant because several of its major land holdings are located in markets such as Kanjurmarg and Dombivli. Upcoming Metro Lines 4, 5, 6, 12 and 14, along with the Airoli-Katai freeway, are expected to improve connectivity in these areas.

Sales momentum and brand positioning
Runwal’s operating performance has also strengthened. Pre-sales increased from Rs 15.3 billion in FY24 to Rs 23.5 billion in FY26, representing a 24% compound annual growth rate. Average realisation increased from Rs 9,430 per sq ft to Rs 11,366 per sq ft during the same period. Gross collections reached Rs 18.5 billion in FY26, up 19% year-on-year.

The company has also recorded pricing premiums in several of its core markets. Its projects command around a 3% premium in Kanjurmarg, 2% in Mulund and 13% in Dombivli compared with local market averages. Large projects launched between FY24 and FY26 sold about 40% of their saleable area within the first year, while projects receiving occupation certificates were around 89% sold before completion.

Moving into premium and asset-light development
While affordable and mid-income housing remain important to the portfolio, Runwal is increasing its presence in premium markets. The company entered South Mumbai through the 7 Mahalaxmi luxury project and is also pursuing developments in Girgaum, Chembur and Bandra.

The strategy relies increasingly on joint development agreements, redevelopment and partnerships that allow the company to access prime land without carrying the full upfront cost of land acquisition. This approach is becoming increasingly relevant in Mumbai, where land availability is limited and acquisition costs remain high.

Runwal is also building a mixed-use and commercial portfolio. Its plans include more than 6 million sq ft of office development across Kurla, Bandra, Kanjurmarg and Dombivli over the next five to ten years, alongside retail and other mixed-use assets.

The IPO and the balance-sheet question
The Rs 500 crore IPO proceeds are earmarked for three broad purposes: Rs 1,000 million towards repayment of the company’s borrowings, Rs 2,250 million towards debt repayment at two wholly owned subsidiaries, and Rs 1,750 million for future project acquisitions and general corporate purposes.

The fund-raising comes as the company works to strengthen a balance sheet carrying significant debt. Net debt stood at Rs 27.8 billion in FY26, with net debt-to-equity at 3.29 times. The report estimates that post-IPO net debt could fall to around Rs 21-22 billion, with net debt-to-equity declining to about 1.4 times.

Runwal’s financial performance has improved alongside its sales momentum. Revenue recovered to Rs 18 billion in FY26, while gross margin rose to 33.5% and EBITDA margin reached 19.4%. Profit attributable to owners increased 2.7 times year-on-year to Rs 2.1 billion.

The company’s next phase will therefore depend on how effectively it converts its large development pipeline into sales and deliveries while managing leverage, execution and its heavy concentration in Mumbai and the wider MMR. With infrastructure reshaping the city’s housing map and premiumisation changing buyer preferences, Runwal’s IPO places its Mumbai-focused growth strategy firmly in the public market spotlight.
