Tamil Nadu's leading developer in the dock over failure to deliver apartments

Two homebuyers approached the Tamil Nadu Real Estate Regulatory Authority (TNRERA) against a leading developer, who failing to deliver their apartments on time. It is likely to be the first such inquiry after Tamil Nadu notified the rules for the Centre’s Real Estate (Regulation & Development) Act, 2016 in June this year. The ambitious act was framed to weed out the fly-by-night promoters and safeguard interests of consumers. The state housing secretary and the interim chairman of the TNRERA, will hold an inquiry over the grievance of the buyers next week.

According to media, the two complaints were pertaining to a developer, who had housing projects near Kalpakkam on East Coast Road and Pondur around Sriperumpudur. The developer’s housing projects does not figure in the list of ongoing projects that were exempted from the purview of RERA. The construction for these projects that began in 2010-11 was supposed to be completed by 2013. “But the projects are incomplete as per the complainant,” the media reports said.

On an average, TNRERA receives 15 complaints from dissatisfied consumers every week. Most of the grievances pertain to delay by promoters in delivering projects. “But a majority of these complaints are made over phone. As per the act, complaints should be filed using a prescribed format. So far, only these two complainants have been formally registered,” the official said. Sources said that an adjudicating officer from the legal fraternity would be soon appointed for looking into issues pertaining to compensation for buyers.
