Bollywood director Subhash Ghai and his wife Mukta Ghai have purchased a luxury flat in Bandra West, Mumbai, for Rs 24 crore, according to property registration documents examined by Square Yards on the Inspector General of Registration website. The deal was officially registered in February 2025.
Recognised for its proximity to the Bandra Kurla Complex (BKC), Bandra has long been a popular residential location for corporate executives and business owners because of its accessibility and connectivity. The site provides convenient access to critical infrastructure such as the Western Express Highway, Bandra-Worli Sea Link, the international airport, and the future metro system. The region is also home to various Bollywood superstars, including Suniel Shetty, Ranveer Singh, Deepika Padukone, and Sonakshi Sinha.
The Ghais' new apartment is at 81 Aureate, an upscale residential project constructed by the MJ Shah Group. The property covers 4.48 acres and features premium 4 BHK units. According to IGR property registration documents, Subhash Ghai and his wife purchased an apartment with a carpet area of 4,364 square feet (405.42 square meters) and a built-up area of roughly 5,239 square feet (486.69 square meters). The apartment also has three allocated parking spaces. The transaction had a stamp duty of Rs 1.44 crore and registration expenses of Rs 30,000.
Between February 2024 and January 2025, Square Yards' Project Data Intelligence reported eight transactions totalling Rs 76 crore in 81 Aureate. The average resale price for a 4 BHK flat in the property is 51,636 per sq. ft., with an average monthly rental demand of Rs 8.5 lakh.
Square Yards also reported that Bollywood actress Sonakshi Sinha sold an apartment in the same 81 Aureate complex for Rs 22.5 crore. IGR documents show Sinha has more property in the same complex.
Subhash Ghai is a renowned Indian filmmaker who is known for iconic films like Kalicharan (1976), Karz (1980), Hero (1983), and Taal (1999).
