With changing consumer behavior, the real estate sector’s approach too has shifted to a people-first approach, further enhanced by new ways of buying selling and designing the projects. Social and digital media have fundamentally reshaped how real estate professionals connect with clients, market properties, and build their brands. As Pranjal Soni, Vice President, Ramky Estates & Farms Limited, said, “Gone are the days when newspapers and billboards were the only ways to market a property – now, messages can be shared quickly and updated in real time. Your online presence, especially on platforms like Instagram, reflects your brand and allows you to address market perceptions or rumors instantly. Most importantly, the two-way nature of social media means builders can not only share updates but also learn from customer feedback, gaining real insight into how their brand is perceived and where improvements are needed.”

Sagar Visawadia, Director, Dream Properties, added, “In the past, real estate marketing was dominated by traditional methods like billboards and newspaper ads – I remember seeing those ads regularly as a child. But everything began to shift with the rise of online portals, and the real game-changer came during the COVID era when social media, especially platforms like TikTok and Instagram, exploded in popularity, with developers witnessing huge growth simply by promoting properties through Instagram reels. The real estate in itself is seeing redefining of property segments from affordable to luxury. In addition, the rising eco-consciousness among buyers is promoting sustainability in building construction.

According to Yukti Nagpal, Director, Gulshan, the luxury real estate for buyers today is not defined by just lavish materials or grand spaces, but by the thoughtful design of each touchpoint made to feel uniquely personal. Building without a focus on sustainability is no longer an option; it’s irresponsible and short-sighted.” Sagar Visawadia agreed that the focus has shifted from being location centric to lifestyle-centric. “Today, many of my clients reject properties that don’t offer amenities, which shows just how important this shift has become. Also, there is an evident increase in digital decision-making, NRI investors buying properties worth Rs10 crore solely based on roadshows, virtual tours, and influencer content.

And when it comes to sales and marketing, successful strategy combines market insight, digital presence, targeted marketing, and personalized client engagement to build trust, generate leads, and drive consistent conversions in a competitive landscape. Pranjal Soni said, “First, design every product with a clear understanding of the target customer. Second, ensure master plans and floor plans reflect real market demand in terms of size, layout, and price point. Third, prioritize a healthy, non-toxic sales culture where sales team is never pressured with unrealistic expectations.” On aspect common to all the next gen professionals of the real estate sector is their passion and a sense of purpose they feel, while accomplishing their targets.

For Pranjal Soni there’s nothing more fulfilling than seeing a family buying their first home, the pride and excitement in their eyes. Sagar Visawadia said each morning he steps out for work with one intention – to help turn people’s dream of owning a home into reality. Yukti Nagpal fiercely advocates more participation of women in real estate and is mentoring the young professionals in this field. As she says, “True empowerment, doesn’t come from men granting us space; it comes from women lifting each other up.” Indeed, passion for real estate is what keeps these young leaders excited to go to work every day.
