In a market often driven by land aggregation, regulatory approvals, and headline-grabbing ambition, Amit has chosen a quieter, more deliberate path—one built on capital clarity, institutional discipline, and long-term conviction.
As Chairman and Managing Director of Nisus Finance (NiFCO), a leading alternatives manager and lender with an AUM of INR 14 billion he’s spent the last decade building a platform that doesn’t just participate in India’s real estate finance story—it rewires it.
Reshaping Capital Flows
Having launched Nisus Finance in 2013, the goal was clear: to create a differentiated platform that not only delivered returns but also reshaped the landscape of structured real estate capital.
Today, his vision has translated into more than `1,500 crore in assets under management across SEBI-regulated AIFS, strategic fund launches in GIFT City and Dubai, and a growing reputation for first-of-its kind financial innovation.
One of NIFCO’S hallmark achievements came in 2024, when it became India’s first listed AIF manager on the Bombay Stock Exchange — unlocking new access to public capital and raising the bar for governance.
Another game-changer has been its Real Estate Special Opportunities Fund (RESO-1), a Category II AIF targeting complex situations like self-redevelopment
In Dubai, NIFCO is building a powerful platform in partnership with Dr. Vivek Anand Oberoi, with a target AUM of US$1 billion
As Amit Goenka celebrates his 50th birthday, he continues to quietly lead a revolution in how real estate investments are structured, managed, and scaled.
Journey of Being a Changemaker
For over 25 years, Amit has carved out a niche for himself as a leading expert in Indian Real Estate, Infrastructure, and financial services. And his company NiFCO has established itself as a premier investment manager rated Excellent by CARE Edge Ratings and the Best Fund of the Year by RICS, UK.
Prior to this he was the Founder MD & CEO of Essel Finance (part of ZEE Group) managing AIF funds, PMS and NBFC. As Executive Director at Knight Frank India, Amit led the Capital Transactions, Investments, and other verticals with managed nearly USD 700 million of transactions across Indian real estate.
He set up and led India’s first focused USD 50 million office yield fund (REIT). Amit has also worked with Ernst & Young, Aditya Birla Group and Investment Dar (Kuwait & Dubai) in senior capacities. Amit holds a BE, MBA, MFM & MRICS.
Armed with degrees in engineering, finance, and real estate (BE, MBA, MFM, MRICS), Amit blends technical depth with strategic foresight.
But what sets him apart is his ability to translate that knowledge into platforms that scale. He doesn’t just understand the math—he understands the market. And he’s built a reputation for doing the hard things quietly, and doing them right.
A Legacy Still Unfolding
Amit Goenka marks another milestone, stepping into his 51st year and still continuing to do what he does best - shaping the future of real estate finance, not through noise, but through nuance. As he often says, “We don’t chase trends, we anticipate them and prepare for them.’
In an industry often swayed by cycles and sentiment, his approach remains rooted in clarity, trust, and platform-first thinking. Whether it’s unlocking capital for urban growth, structuring deals that endure, or mentoring the next generation of investment leaders, Amit’s legacy is still being written—one disciplined decision at a time.
