Earth Fund Invests Rs. 20 Crores in Truboard Partners’ AI Platform

Earth Fund, India’s specialist venture capital platform focused on the built environment and sustainability, has made its maiden investment of ₹20 crores in Truboard Partners, a leading provider of AI-powered asset performance platforms. The move underscores Earth Fund’s commitment to backing technology infrastructure that professionalizes India’s real asset ecosystem, spanning real estate and clean energy.

Founded by professionals with expertise in real assets, technology, and institutional finance, Truboard Partners has developed a platform that delivers a 360-degree view of investment performance, enabling lenders, equity investors, developers, and asset owners to manage complex portfolios with enhanced transparency and efficiency. The platform is already being used across India’s real estate and energy markets, with recent expansions into the US and EU.

Vipul Thakore, Founder & CEO of Truboard Partners, said: “Earth Fund’s investment reflects a shared view that managing asset performance across real assets requires technology designed for the operational realities of these sectors. This partnership enables us to strengthen our product foundation and scale responsibly across asset classes.”

Earth Fund’s partners highlighted the combination of founder pedigree, institutional adoption, and measurable ROI delivery as decisive factors behind the investment.

  • Nirupa Shankar, Managing Partner, Earth Fund, noted: “Truboard fills a critical gap in India’s real asset ecosystem by bringing structure and transparency to post-investment asset monitoring. By turning fragmented data into actionable insights, the platform compresses lender visibility from months to days and enables asset owners to generate 2–3% higher returns.”

  • Abhijeet Pai, Managing Partner, Earth Fund, added: “What attracted us to Truboard was the same pattern we see in category-defining companies—blue-chip clients, measurable ROI delivery, and product sophistication that creates switching costs.”

Truboard Partners has already established itself as a trusted partner for institutional investors and developers. Its AI-powered platform supports portfolio management across debt and equity structures, offering real-time visibility into asset performance. By integrating data-driven insights, the company helps stakeholders manage risk, improve efficiency, and enhance IRRs.

This investment also marks the first deployment from Earth Fund, which has attracted backing from institutional investors such as HDFC Capital Advisors Limited (HCAL) and listed developers like Nila Spaces. The fund’s sponsors, Brigade Enterprises Ltd. and Gruhas, have committed over 50% of the capital received, signaling strong confidence in the fund’s thesis of supporting sustainable and technology-driven solutions for India’s built environment.

  • Strengthens Truboard’s ability to scale across real estate and energy markets.

  • Enhances transparency and efficiency in asset monitoring.

  • Positions India as a hub for AI-driven portfolio management in real assets.

  • Aligns with Earth Fund’s mission to accelerate sustainability and innovation in infrastructure.

The investment in Truboard Partners represents a pivotal step in professionalizing India’s real asset ecosystem. By combining AI-driven insights with institutional adoption, the partnership is set to redefine how portfolios are managed across real estate and clean energy. For Earth Fund, this maiden investment reflects its broader vision of backing category-defining companies that drive sustainability, transparency, and long-term value creation.
