Kalpataru Group has sold six built-to-suit office floors in its commercial project Kalpataru Virtus, located in Mumbai’s eastern suburb of Vikhroli, to global maritime firm Bernhard Schulte Shipmanagement (BSM) for Rs 304.05 crore, according to documents accessed by Propstack.
The transaction includes 93,226 sq ft of RERA carpet area and 1.02 lakh sq ft of built-up space, spanning the 15th to 20th floors of the project situated on the Jogeshwari–Vikhroli Link Road. The deal was registered on November 4, 2025, with Rs 18.24 crore paid in stamp duty. Possession is proposed for December 2028, while the project is slated for completion by December 2027, as per company filings.
The project is being developed by Mehal Enterprises LLP, a Kalpataru Group entity. The acquisition marks BSM’s continued expansion in India, reinforcing its commitment to the country’s growing maritime ecosystem.
“We secured office space in Kalpataru Virtus to support our growth and provide a modern, flexible workspace for our teams,” BSM said in a statement. “India remains a key location for our global ship management operations.”
BSM highlighted India’s strategic importance, citing its large pool of skilled seafarers and rising relevance in global trade. The company has invested in training infrastructure, including its Maritime Training Centre in Kochi, and sees further opportunity in technical consultancy and specialized maritime services.
The deal underscores a broader trend of global firms investing in premium commercial assets across Mumbai’s emerging business corridors. With Vikhroli gaining traction as a hub for institutional-grade office developments, the transaction adds momentum to the city’s eastward commercial shift.
