M3M India delivers its 10th retail marvel—Route65—ahead of schedule, redefining Gurugram’s high-street experience with premium brands and futuristic design.

M3M India Unveils Route65 in Gurugram with Rs800 Crore Investment

M3M India has announced the early delivery of its flagship high-street retail project, M3M Route65, located in Sector 65, Golf Course Extension Road, Gurugram. Spanning 5.64 lakh sq. ft. across 4 acres, the Rs800 crore development marks the company’s 10th retail venture in Delhi-NCR, achieving 100% occupancy and commanding rentals 35% above market rates.

Designed with sleek glass façades, wide boulevards, and a pedestrian-friendly layout, Route65 features three levels of retail, a hypermarket, and a top-floor food court. The central atrium is primed for events and activations, while two levels of parking ensure convenience. Its strategic location near Trump Towers offers seamless connectivity to NH-48, Sohna Road, and metro stations like Sector 55-56 and Huda City Centre, with IGI Airport just 30 minutes away.

With brand handover expected to commence by the end of October, post-Diwali celebrations, the project is slated to be fully operational by March 2026.   1. Food and Beverage (F&B) - Qavalli, Misosexy, Diablo, The Drunken Botanist, Pirates of Grill, Como Pizzeria & Café, Si'Nonna's, Lama By Yeti, Oasis Baklawa, Chaayos, Auri, Zoku, Flow Brew & Dine and Chica.

  2. Anchor brands such as Homestop by Shoppers Stop, Intune By Shoppers Stop, Jus Jumpin, Blaast, 21 Fitness, Modern Bazaar.

  3. Retail fashion brands, including Meena Bazaar, Panna Saree, Perfection House, Snitch, Images Fashion Forever, House of Believe, Looks Salon, D'shoe Lounge, United Opticals and American Tourister. M3M Route65 achieves 100% Occupancy with rentals commanding a 35% premium over market rates. M3M Route65's unique blend of retail, dining, and entertainment options will cement its position as a premier destination, catering to diverse interests and need,” said Mr. Robin Mangla, President, M3M India.
