Micro Mitti, Bharat’s pioneering proptech co-investment platform, has launched Madhuvan Township, India’s first residential community designed around Air Quality Index (AQI), wellness, and sustainability. Located behind Sheraton Hotel on the proposed 75-metre RE3 bypass in Indore, the 30-acre development sets a new benchmark for health-first real estate planning.
The launch comes amid rising concerns over air pollution, with the 2025 Air Quality Life Index (AQLI) from the University of Chicago identifying air pollution as India’s most critical health threat. As Diwali approaches, cities like Delhi and Lucknow continue to report hazardous AQI levels, underscoring the urgency of health-conscious urban design.
Madhuvan Township, planned by renowned architect Sanjay Puri, features two-side open plots averaging 1,250 sq. ft., designed to feel like 2,400 sq. ft. homes. Over 55% of the site is dedicated to green zones, with layered plantations of native trees, shrubs, and groundcovers acting as natural air filters. Organic pathways aligned with sun and wind patterns enhance air circulation, while murram walkways regulate temperature and prevent dust.
The township will host 465 families and includes a club design that has won the World Architecture Award. Amenities are rooted in ecological design—shaded corridors, biodiversity zones, and breathable landscapes that support birds, butterflies, and pollinators while actively lowering AQI levels.
On the occasion, Mr. Manoj Dhanotiya, Founder & CEO, Micro Mitti, said: “Real estate in India has always been measured by location, cost, and size. With Madhuvan, we are rewriting the priorities, health comes before homes. Our vision is clear: Life is bigger than location, Aim is bigger than money, and Health is the new wealth. Indore is showing India that the next generation of real estate must be designed for people, not just profit.”
With Madhuvan, Micro Mitti positions Indore as a national model for health-focused urban development, sparking a broader industry shift toward AQI-conscious housing and sustainable community planning.
