Million Minds To Complement Gift City: HM Amit Shah Inaugurates The Tech Park

Strategically located in the high-growth Ahmedabad–GIFT City–Gandhinagar corridor, Million Minds Tech City was inaugurated by Union Home Minister Amit Shah along with the 'Ganesh Real Estate Management Institute'. Speaking at the launch event Hon'ble Union Home Minister and Minister of Cooperation, Shri Amit Shah, said, “Gujarat is moving decisively towards becoming a global hub for technology, innovation and high-skilled services. Projects like Million Minds Tech City will not only create world-class infrastructure and employment opportunities but will also position Ahmedabad alongside the country’s leading technology destinations like Bangalore, Hyderabad and Pune. The launch of GREMI City Campus, reflects the need to build strong industry-linked talent and knowledge ecosystems that can support next phase of growth in technology, real estate, infrastructure and innovation-led sectors.”

Also present at the launch were Gujarat Chief Minister Bhupendra Patel and Deputy Chief Minister Harsh Sanghavi.

Gujarat Chief Minister Bhupendra Patel said, “Ahmedabad has emerged as one of the fastest-growing cities in the country with metro connectivity, the riverfront, expressways, modern urban facilities and strong connectivity.  Modern infrastructure like Million Minds Tech City would play a crucial role in attracting investments from across India and abroad.” 

The Chief Minister congratulated Ganesh Group Chairman Deepakbhai Patel and Managing Director Shekharbhai Patel of Ganesh Housing Ltd for the modern project.

Deputy Chief Minister Harsh Sanghavi highlighted the ease of doing business in Gujarat. “The state is fully prepared for investors and industries coming from India and abroad. While GIFT City has already become a hub for many leading global companies, The Million Minds Tech Park will attract Global Capability Centres in the coming years.” He further stated that the state government is considering enhancing social infrastructure in keeping with the needs of the global companies and to attract workforce.”

Strategically located at Vaishnodevi Circle within the high-growth Ahmedabad–GIFT City–Gandhinagar corridor, Million Minds Tech City is envisioned as a large-scale “city within a city” spread across nearly 65 acres, with an overall planned development potential of approximately 18 million sq. ft. The integrated ecosystem will comprise nearly 10 million sq. ft. of Grade A commercial and technology office spaces, close to 6 million sq. ft. of premium residential developments, and close to 2 million sq. ft. dedicated to retail, hospitality, social and lifestyle infrastructure.

In a press conference earlier, briefing on the project Shekhar Patel, MD & CEO Ganesh Housing Ltd., and National President of CREDAI, had said, “The project is being developed by Ganesh Housing Limited in collaboration with globally renowned real estate developer and operator Tishman Speyer as project management partner, and RSP Architects as the design partner. Phase 1 of the development, comprising approximately 1.3 million sq. ft., has already witnessed strong leasing momentum, with nearly 8 lakh sq. ft. leased to leading global and domestic enterprises. The  current tenant list includes IBM, Tata Consultancy Services, Searce (Singapore-based global technology and cloud consulting firm), Valtech (Germany-origin global digital transformation company) , Withum (USA-based international accounting, tax and advisory firm) , Kashiv BioSciences (Global biotechnology and pharmaceutical-focused enterprise), DevX (Premium Managed office and co-working spaces provider), and APSER Life Science (International life sciences and healthcare-focused enterprise).”

Anmol Patel, Director, Ganesh Housing Ltd added, “Built at an investment of nearly Rs 1,100 crore, the tech park spans 13.5 lakh square feet of workspace. In its first phase alone, it will house around 9,000 highly skilled professionals. The first phase is complete and the tenants will start their fit outs soon. In next six months the phase one of the tech city will be operational.  Every aspect of the project from IGBC Platinum-certified buildings and large contiguous office floor plates to sustainability, employee wellbeing, and integrated urban planning – it has been designed keeping the future of work in mind.”

Amanvir Patel, Director, Ganesh Housing Ltd, shared, “Million Minds Tech City has been envisioned as a reflection of the new Gujarat that is emerging today. Million Minds Tech City has been designed as an integrated “city within a city”, combining Grade A office buildings, plug-and-play workspaces, processing and non-processing zones, luxury residences, co-living spaces, hospitality developments, retail avenues, and future-ready urban infrastructure. The project also incorporates employee-focused amenities including cafés, sports facilities, a large gymnasium, recreational spaces, creche facilities, and a food court designed to accommodate nearly 450 employees.”

According to Shekhar Patel, Gift City is the anchor city that mainly houses BFSI companies and Million Minds Tech City will complement it by being the GCC companies’ hub.

Talking to Realty+ Shekhar Patel elaborated, “The company is looking at a growth of 20-30% CAGR growth in coming years. Along with our strong residential portfolio, this project will give us a stronghold in commercial real estate. Currently there are about 17,000 GCC companies in India and the number is expected to grow to 24000 in next 5 years. And this GCC opportunity, Million Minds Tech Park will cater. The state government's IT policy and GCC policy, is also poised to drive the growth of the sector in the state.

This was a historical land on which the Tech Park has been constructed. It will have 7 phases, out of which first one has been 90 percent leased and next remaining phases will be completed in next 7 years.  Also, taking benefit of the new SEZ policies, the SEZ part is housed in top 8 floors of the building while domestic companies occupy the lower 8 floors with independent separate access.

Ganesh Housing is also planning a 100-acre first dedicated real estate university in the country, GREMI City Campus (Ganesh Real Estate Management Institute) in the vicinity in next three years.  In the meantime, a 30,000 sq ft. GREMI City Campus has been launched in the Million Minds Tech City approved by the AICTE.”
