Pune’s residential market continues to draw institutional capital, with Nisus Finance Services Co Limited announcing a Rs. 90 crore investment in a premium residential development inside the sprawling Blue Ridge township in Hinjewadi Phase 1.
The investment, made through the company’s Real Estate Special Opportunities Fund-I (RESO-I), will support a residential apartment tower being developed by Realnet Ventures Private Limited, a wholly owned subsidiary of Paranjape Schemes (Constructions) Limited.
Spread across 1.09 acres within the 150-acre Blue Ridge township, the upcoming project will feature 188 apartments comprising primarily larger-format 3 BHK and 4 BHK homes. The development has a projected gross development value of nearly ₹370 crore and is expected to generate an operating surplus of around Rs. 143 crore.
The deal reflects growing investor confidence in Pune’s western corridor, especially Hinjewadi, which has evolved from an IT hub into one of the city’s most sought-after residential destinations. Demand in the area has remained strong due to its concentration of technology parks, improved connectivity, schools, social infrastructure, and integrated township developments.
Blue Ridge itself is already home to more than 6,000 families and includes commercial spaces, three SEZs employing over 35,000 IT professionals, educational institutions, and recreational amenities such as a golf course, tennis courts, and basketball facilities.
For Nisus Finance, the investment aligns with its strategy of backing projects with visible cash flows, established infrastructure, and lower execution risk. The company’s RESO-I fund, a SEBI-registered alternative investment fund with a corpus of Rs. 1,700 crore, focuses on structured real estate credit opportunities with shorter exit timelines and strong asset cover.
Avadhoot Sarwate, Chief Investment Officer at Nisus Finance, said the project stood out because of Paranjape Group’s delivery track record and the township’s established ecosystem. He noted that demand patterns in the residential market have increasingly shifted towards larger homes, particularly in integrated developments offering lifestyle amenities and proximity to workplaces.
Shrikant Paranjape, Chairman of Paranjape Schemes, described the partnership as a significant milestone for the project’s financial closure, adding that the funding provides the confidence needed to accelerate execution.
Dr. Amit Goenka, Chairman and Managing Director of Nisus Finance, said Hinjewadi continues to remain one of Pune’s most resilient residential micro-markets because of its employment-driven housing demand and stable end-user interest.
The transaction also underlines a wider trend in India’s housing market, where institutional investors are increasingly backing organised developers in high-growth urban corridors. Pune, in particular, has emerged as a preferred market due to its relatively stable pricing, expanding IT workforce, and sustained appetite for premium housing.
With this latest investment, Nisus Finance further deepens its exposure to Pune’s residential sector while continuing its focus on projects that offer predictable cash flows and risk-managed returns.
