What drives Bengaluru's sustained real estate demand across segments?
Bengaluru's enduring appeal stems from its cosmopolitan culture & inclusive character. The city hosts top science, engineering, and medical institutions, attracting talent from across India and abroad. This deep pool fuels strong job creation, especially in technology, making Bengalurua preferred long-term home. The largely end-user-driven market, high incomes, and balanced demand-supply keep prices rational and the real estate landscape stable. For NRIs, the city offers global comforts, effortless connectivity, anda lifestyle both modern and familiar. Its gentle climate and trusted healthcare also make Bengaluru ideal for retirement living setting.

Which are the emerging real estate growth hubs in Bengaluru?
The eastern corridor-comprising ORR, Whitefield, Old Madras Road, and Budigere-continues to lead growth due to concentrated job creation. The southern belts around Electronic city Corridor and Kanakapura Road, along with emerging pockets in the north-east, are also gaining strong traction. With new metro lines nearing commissioning, connectivity is set to improve, reinforcing these corridors as Bengaluru's most promising realty hotspots.

How have recent zoning, TDR & BBMP reforms impacted the real estate market?
While initial delays in approvals, e-Khata, and registrations caused short-term challenges, the broader shift toward digitisation will greatly streamline governance and set a benchmark for other states. Revised TDR norms and the push for vertical development are well-suited to Bengaluru's growth pattern, especially in a land-constrained urban core. Premium FAR now offers developers more flexibility to plan responsibly. The decision to restructure BBMP is a significant step, enabling more efficient resource management and fostering healthy competition among zones to improve infrastructure.

Being one of the established real estate developers of the city, what is your approach for growth?

Bengaluru is where our story began, and we feel a deep sense of belonging, as we grow across the city's many vibrant areas.
