Godrej Properties - Godrej Properties has established a strong presence across 12+ cities. The company specializes in premium residential and commercial properties. FY25 saw 57% rise in income (to Rs6,848 cr) and 93% jump in net profit (to Rs1,400 cr).
Oberoi Realty - Oberoi Realty focuses on luxury residential properties and their concentrated focus on Mumbai’s high end market provides stable demand for their properties. FY25 revenue Rs5,474 cr and PAT Rs2,224 cr; impressive ROE/ ROCE and net margins.
Prestige Estates - Prestige Estates has successfully expanded across metro cities. Their diversified portfolio especially strong in South India, provides multiple revenue streams and stability. Their projects across residential, retail, commercial, and hospitality showed FY25 revenue Rs7,735 cr, with Rs17,023 cr in pre-sales.
Brigade Enterprises - Brigade low debt levels and focus on the affordable housing and IT parks. segment provide a strong foundation for sustained growth. Brigade recorded highest ever real estate sales value of Rs 7,847 crores in FY25 (31% growth y-o-y); PAT at Rs 680 crores (69% growth y-o-y).
Sobha Limited - Sobha Limited reported revenue of approximately Rs 41.63 billion (Rs 4,163 crore) for the Financial Year 2025 (FY25), a 29% increase from Rs 32.18 billion (Rs 3,218 crore) in FY24. This growth was supported by strong sales, new project launches, and healthy cash inflows during the period.
Macrotech Developers (Lodha) - Lodha focuses on both premium and affordable housing segments. Major player with projects in Mumbai, Pune, Bengaluru. FY25 net profit surged 71% to Rs2,770 cr; record pre-sales of Rs17,630 cr.
Phoenix Mills - Phoenix Mills operates some of India’s most successful shopping malls. Phoenix Mills reported a Total Revenue of approximately Rs3,814 crores for the Financial Year 2025 (FY25).
Sunteck Realty - Sunteck Realty’s revenue for FY25 was ~Rs. 853 crore, a 51% year-on-year increase from FY24’s ~Rs. 565 crores. This growth was driven by strong performance in the luxury residential and commercial retail segments.
Embassy Group - Embassy Developments Ltd (EDL) posted a total revenue of Rs2,547 crore in FY25, also representing a growth from the previous year while, Embassy Office Parks REIT reported FY25 Net Operating Income (NOI) of Rs3,283 crore, a 10% year-on-year growth.
INVESTMENT APPROACH
Currently, the average net debt-to-equity ratio of leading listed players has dropped to a historic low of 0.05 in FY25. This marks an over 90% reduction from the FY17 peak of about 0.55. The average net debt-to-equity ratio decline from ~0.55 in FY17 to 0.05 in FY25 was primarily aided by fund raising and improved operational cash flows.
