In a landmark move for urban redevelopment, CP Kukreja Architects has unveiled the design for India’s first large-scale Transit-Oriented Development (TOD) at Karkardooma, commissioned by the Delhi Development Authority (DDA). The East Delhi Hub spans 62 acres and will deliver nearly 15 million square feet of mixed-use development, redefining how Delhi lives, moves, and grows.
Strategically located beside the Karkardooma metro interchange—where the Blue and Pink Lines converge—the project places public transport and accessibility at the heart of its design. It is envisioned as a vertical neighbourhood, integrating residential, commercial, civic, and recreational spaces within walking distance, while liberating ground space for shaded boulevards, landscaped plazas, and community zones.
At its core stands a 155-metre-tall, 48-storey residential tower—the tallest in Delhi—designed to be both a visual landmark and a symbol of inclusive urbanism. The tower offers a mix of housing types, while the surrounding public realm fosters community engagement through open-air terraces, green promenades, and sports amenities including a 20,000 sqm central park, jogging track, cricket field, and open-air gym.
Architecturally, the project draws from Delhi’s climate and cultural heritage. Facades feature jaali-inspired screens, deep shading, and vertical greenery to reduce heat gain and add rhythm to the skyline. Innovations like “Soundscrapers” and environmental monitoring systems address air and noise pollution, while smart infrastructure supports renewable energy, water recycling, and waste management.
“The East Delhi Hub is not just about height or density—it’s about creating a living model for sustainable growth,” said Dikshu C. Kukreja, Managing Principal, CP Kukreja Architects. “We envisioned a place where people live closer to work, move seamlessly through public transport, and connect with open green spaces.”
With construction underway and possession expected by July 2026, the East Delhi Hub marks a shift from car-centric sprawl to transit-oriented community living—setting a benchmark for future-ready cities across India.
