TRU Realty has announced the launch of Spectrum Life, a Rs110 crore premium residential development in Santacruz, Mumbai. Situated on a rare freehold parcel, the project is expected to generate over Rs200 crore in revenue by 2030.
Developed in collaboration with infrastructure and hospitality major Shrem Group, Spectrum Life spans half an acre and comprises two towers with 50 residential units. Amenities include a two-level basement for parking, a 1,600 sq. ft. gym, a 2,000+ sq. ft. multipurpose hall overlooking the pool, and a 5,000+ sq. ft. sky garden. The project will also feature the largest residential pool in the vicinity, designed as a central community space.
Located on Relief Road, Spectrum Life offers direct connectivity to the upcoming Bandra-Versova Sea Link, enabling smooth access to Nariman Point and Versova. With prices starting at Rs2.92 crore, the project will offer 2, 3, and 4 BHK residences aimed at top executives, professionals, and globally oriented buyers seeking luxury at competitive rates.

The launch aligns with rising premiumisation in Maharashtra’s housing market. According to a joint report by JLL and NAREDCO, the share of premium housing in total launches rose from 43% in 2022 to 59% in 2025. JLL India data also shows that properties priced above Rs1 crore grew by 10% year-on-year in Q1 2025, with 96% of sales concentrated in the Rs1–5 crore range across the Mumbai Metropolitan Region.
Pre-bookings for Spectrum Life have begun, with possession expected by 2028. The project reflects TRU Realty’s commitment to delivering aspirational, future-ready homes in Mumbai’s most coveted corridors.
