CIDCO’s first-ever housing scheme on a “first-come, first-served” basis has drawn an overwhelming response, with 14,796 applicants registering online within just a week, officials said. The scheme, which offers 4,508 ready-to-occupy homes across multiple nodes, allows citizens to directly book units, bypassing traditional lottery methods. Registration remains open until 21 December, giving more homebuyers the opportunity to participate.
The strong response reflects growing confidence among prospective buyers in Navi Mumbai’s residential market, particularly in the affordable housing segment. CIDCO officials said the scheme offers a chance for many citizens to fulfil long-held aspirations of owning a home in strategically located areas with ready possession and modern amenities.
“CIDCO is confident that this scheme will enable numerous citizens to realise their dream of homeownership in the New Year,” said Priya Ratambe, CIDCO’s public relations officer. Following document submission, CIDCO will verify eligibility, after which successful applicants can select their preferred units online from 28 December 2025.
The scheme is spread across key nodes including Taloja, Dronagiri, Ghansoli, Kharghar, and Kalamboli. It caters to both the Economically Weaker Section (EWS) and the Low-Income Group (LIG), with 1,115 homes under the PMAY program and 3,393 homes for LIG buyers. EWS applicants are also eligible for a Rs 2.5 lakh subsidy under PMAY, making homeownership more affordable.
All units are fully constructed and equipped with essential amenities, ensuring immediate occupancy for those who complete the registration and payment process. The homes are well connected, with easy access to the upcoming Navi Mumbai International Airport, suburban rail, metro services, and major highways, enhancing their appeal for working professionals and families alike.
CIDCO officials noted that the “first-come, first-served” approach is aimed at streamlining allocation, cutting down waiting periods, and instilling transparency in the process. The scheme is expected to set a precedent for future housing initiatives in the city, particularly in balancing demand for affordable homes with timely possession and operational efficiency.
Experts say the strong initial response reflects broader trends in Navi Mumbai’s real estate market, where demand for ready-to-move-in, well-located affordable housing remains robust. The combination of strategic connectivity, government-backed subsidies, and immediate possession is attracting both first-time buyers and small investors seeking long-term residential value.
As registrations continue, CIDCO expects the total number of applicants to increase further, signalling sustained interest in affordable, ready-to-occupy homes in the city. By facilitating direct selection of units and swift possession, the authority aims to deliver a more efficient and citizen-friendly housing experience, reinforcing Navi Mumbai’s reputation as a preferred destination for affordable residential living.
